Hickman is a small community poised for growth, twelve miles south of the state capitol, Lincoln Nebraska in Lancaster County. Hickman is on the edge of several Salt Valley recreational lakes: Wagon Train Lake, Stage Coach Lake and Blue Stem Lake. In 1866 it was open prairie in what was then Clay County. There were no other settlers and Rev. C Heckman purchased 80 acres near Salt Creek. Hickman was platted by Rev. C Heckman and Samuel Egger with the intention of calling it Heckman but a spelling error changed it to Hickman and its remained that way ever since. It was incorporated in 1885 with a "thriving business district." A bank, a furniture store, and a blacksmith were born along with the Hickman Telephone Company in 1910. Floods have plagued the city's development over the course of decades and damns were built to prevent it. The damns couldn't control the water in 1982 or tornado in "67" but the city has continued to evolve and grow. Steady population growth and annexation of surrounding developments. Many are employed in Lincoln but enjoy "the small town atmosphere" Hickman has to offer. Hickman welcomes the young and the old, offering a variety of housing options. Population was 1,356 and median household income reached $44,911 in 2005.

Hickman is greatly affected by spillover from Lincoln. Buyers come to Hickman to enjoy the space and quiet. Activity is down in comparison to last year but picking up. Families purchase homes to invest in their future. The market isn't moving as fast. Everyone is expecting activity to increase in the spring.
