WYOMING FORECLOSURES JUMP 109 PERCENT IN JUNE

State Activity Skyrockets 207 Percent From a Year Ago

IRVINE, Calif. – July 31, 2006 – Wyoming reported 46 properties entering some stage of the foreclosure process in June, jumping 109 percent from the 22 properties reported in May, and skyrocketing 207 percent from the 15 properties reported for the same month last year, according to the RealtyTrac™ June 2006 U.S. Foreclosure Market Report.

RealtyTrac publishes the largest and most comprehensive national database of pre-foreclosure and foreclosure properties, with more than 600,000 properties from more than 2,500 counties across the country, and is the foreclosure data provider to MSN Real Estate, Yahoo! Real Estate, AOL Real Estate and Knight Ridder Online.

Wyoming seems to be maintaining an unusually high foreclosure rate, especially compared to last year, as loan growth and the reliance on higher-cost funding sources has increased within the state,” said James J. Saccacio, chief executive officer of RealtyTrac. “However, it is important to note that the Wyoming‘s foreclosure activity remains well below the national average.”

Overall, Wyoming‘s foreclosure total ranks 44th in the country. Reporting one new foreclosure filing for every 4,866 households — 27 percent of the national average — the state’s foreclosure rate ranks 34th among the 50 states.

Laramie County Tops in Foreclosure Activity

Reporting 24 properties in some stage of the foreclosure process, Laramie County accounted for half of the state total for the month. Natrona County was the only other county with a significant amount of foreclosures to report with 15 properties currently in the foreclosure pipeline.

Platte County Posts Highest Foreclosure Rate

Platte County posted the state’s highest foreclosure rate for the month, with one new foreclosure filing for every 906 households — 5.4 times the state average and 1.5 times the national average. Laramie County registered the second highest rate in the state reporting one new foreclosure filing for every 1,426 households — 3.4 times the state average and 92 percent of the national average.

Wyoming Makes Minimal Contribution to Monthly National Total

Wyoming contributed less than 1 percent of the 88,194 properties entering some stage of foreclosure nationwide in June. The national total represents a 5 percent decline from the May total of 92,746 foreclosures. The national foreclosure rate declined to one foreclosure filing for every 1,311 households during the month.

The RealtyTrac Monthly U.S. Foreclosure Market Report provides the total number of homes in some stage of foreclosure nationwide, by state and by county. RealtyTrac’s report includes properties in all three phases of foreclosure: Pre-foreclosures — Notice of Default (NOD) and Lis Pendens (LIS); Foreclosures — Notice of Trustee Sale and Notice of Foreclosure Sale (NTS and NFS); and Real Estate Owned, or REO properties (that have been foreclosed on and repurchased by a bank).
