TEXAS FORECLOSURES STILL LEAD NATION DESPITE 22 PERCENT DROP IN JUNE

State Tops the Heap For Third Straight Month Despite Monthly and Yearly Declines

 

IRVINE, Calif. – July 31, 2006 – The number of properties entering some stage of the foreclosure process slowed down in Texas to 11,355 during June, a 22 percent decline from the 14,506 properties reported in May, according to the RealtyTrac™ June 2006 U.S. Foreclosure Market Report. However, Texas continues to lead the nation in total foreclosure activity despite the fact that the June total represents both a one-month decline and a 17 percent year-to-year decrease.

“The Texas economy is diverse, with employment growing steadily stronger in a number of business sectors,” said James J. Saccacio, chief executive officer of RealtyTrac. “Considering recent increases in already high energy costs that are benefiting the state economically, combined with low interest rates, such a large decline in foreclosure activity is not surprising.”

 

Texas has led the nation for a number of months now in terms of sheer numbers of new foreclosure filings. California is currently second, reporting 10,031 new foreclosure filings, with Florida rounding out the top 3 reporting 8,605 new foreclosure filings. Reporting one new foreclosure filing for every 709 households, Texas has the fourth highest foreclosure rate in the country — 1.8 times the national average.

 

Harris, Dallas, Tarrant Counties Lead State in Foreclosures

Harris County led all counties in the state, reporting 3,784 properties entering some stage of the foreclosure process for June. Dallas County came in second, reporting 2,191 properties, followed by Tarrant County reporting 1,151 properties. Other notable totals included Bexar County reporting 522 properties, Collin County with 479 properties and Fort Bend with 400 properties entering the process during the month.

 

Rockwall County Posts Highest Foreclosure Rate

Rockwall County posted the state’s highest foreclosure rate in June, reporting one new foreclosure filing for every 160 households — 4.4 times the state average and 8.2 times the national average. Fort Bend County had the second highest rate, reporting one new foreclosure filing for every 290 households — 2.4 times the state average and 4.5 times the national average. Johnson County was close behind, reporting a rate of one new foreclosure filing for every 299 households — 2.4 times the state average and 4.4 times the national average. Rounding out the top five were Harris County with one new foreclosure filing for every 343 households — twice the state average and 3.8 times the national average — and Dallas County with one new foreclosure filing for every 390 households — 1.8 times the state average and 3.4 times the national average.

 

Texas Total Accounts for Large Share of Monthly National Total

Texas foreclosures accounted for 13 percent of the 88,194 properties entering some stage of foreclosure nationwide in June. The national total represents a 5 percent decline from May when a total 92,746 foreclosures were reported. The nation’s foreclosure rate also decreased to one new foreclosure filing for every 1,311 households during the month.
