TEXAS FORECLOSURES INCREASE 16 PERCENT IN APRIL

State Reports Highest Foreclosure Total in the Nation

Rockwall County Posts State and Nation’s Highest Foreclosure Rate

 

IRVINE, Calif. – May 31, 2006 – Texas reported 13,829 properties entering some stage of foreclosure in April, a 16 percent increase from the previous month and a 22 percent increase from the 11,305 foreclosures reported April 2005, according to RealtyTrac’s April 2006 U.S. Foreclosure Market Report. The state’s total foreclosure filings led the nation for April.

“Despite strong job growth in recent months, the unemployment rate in Texas is still above the national average, which could be contributing to the above-average foreclosure numbers,” said James J. Saccacio, chief executive officer of RealtyTrac. “Low home price appreciation, speculative buying and an extremely short pre-foreclosure grace period given to homeowners are also factors that could be keeping the state’s foreclosure among the nation’s highest.”

 

With one foreclosure filing for every 582 households (2.2 times the national average), Texas‘ foreclosure rate ranked 3rd in the country. Overall, the state total accounted for 15.2 percent of the nation’s foreclosures.

 

Dallas and Harris counties each accounted for nearly 20 percent of the state’s foreclosure filings in April. Harris County reported 2,682 properties entering some stage of foreclosure, a foreclosure rate of one foreclosure filing for every 484 households (2.7 times the national average). Dallas County reported 2,670 properties entering some stage of foreclosure, a foreclosure rate of one foreclosure filing for every 320 households (four times the national average).

 

Rockwall County, in the DallasFort Worth metropolitan area, posted the highest foreclosure rate in the state and in the entire nation. The county reported 113 properties entering some stage of foreclosure, a foreclosure rate of one foreclosure filing for every 136 households (4.3 times the national average).

 

Nationwide a total of 91,168 properties entered some stage of foreclosure in April, a 10 percent decrease from the previous month but a 33 percent year-over-year increase from April 2005. This marked the second straight month of decreasing U.S. foreclosure activity. At one foreclosure filing for every 1,268 households, the national foreclosure rate for April was higher than for any month in 2005.

 

The RealtyTrac Monthly U.S. Foreclosure Market Report provides the total number of homes in some stage of foreclosure nationwide, by state and by county. RealtyTrac’s report includes properties in all three phases of foreclosure: Pre-foreclosures — Notice of Default (NOD) and Lis Pendens (LIS); Foreclosures — Notice of Trustee Sale and Notice of Foreclosure Sale (NTS and NFS); and Real Estate Owned, or REO properties (that have been foreclosed on and repurchased by a bank).
