TEXAS FORECLOSURE LEVEL DROPS TO SECOND NATIONALLY IN AUGUST

State’s Activity Increases 9 Percent From July; Up 6 Percent From Year Ago

 

IRVINE, Calif. – August 31, 2006 – For the first time in 2006 Texas fell out of the top spot for foreclosure activity nationally, reporting 14,278 properties entering some stage of the foreclosure process in August — the nation’s second highest total. Still, the foreclosure level in Texas continues to move upward, increasing 9 percent from the 13,103 reported in July, and up 6 percent from the 13,453 reported for the same month last year, according to the RealtyTrac™ August 2006 U.S. Foreclosure Market Report.

“Foreclosures in Texas edged up this month, but the numbers pale in comparison to the almost 54 percent increase experienced in Florida, dethroning Texas from the top spot in the nation for the first time this year,” said James J. Saccacio, chief executive officer of RealtyTrac. “As economic expansion continues its course throughout the state it is not surprising that the increase in foreclosures is beginning to moderate at lower levels.”

 

Reporting 16,533 properties at some stage of the foreclosure process, Florida overtook Texas as the national leader in terms of sheer numbers of new foreclosure filings in August. California came in third, reporting 12,506 properties in the foreclosure pipeline. With a foreclosure rate of one new foreclosure filing for every 564 households –1.8 times the national average — Texas had the fifth highest foreclosure rate in the country for the month.

 

Dallas, Harris, Tarrant counties combine for large share of state total

Three counties accounted for 62 percent of all foreclosures in Texas during August. Dallas County led all counties, reporting 3,240 properties entering some stage of the foreclosure process during the month. Harris County had the second highest total, reporting 3,006 properties entering some stage of the foreclosure process. Tarrant came in third, reporting 2,566 properties in the foreclosure pipeline for the month. Other counties with notable foreclosure totals in August included Bexar County, reporting 1,119 properties and Collin County reporting 668 properties.

 

Rockwall, Tarrant, Fort Bend counties post state’s highest foreclosure rates

For the second straight month Rockwall County posted the state’s highest foreclosure rate, reporting one new foreclosure filing for every 152 households — 3.7 times the state average and 6.6 times the national average. Tarrant County had the second highest rate, reporting one new foreclosure filing for every 221 households — 2.6 times the state average and 4.6 times the national average. Fort Bend County came in third, reporting a rate of one new foreclosure filing for every 247 households — 2.3 times the state average and more than four times the national average. Other counties reporting high foreclosure rates for the month included Dallas County, with a rate of one new foreclosure filing for every 264 households, Denton County, reporting one new foreclosure filing for every 288 households, and Collin County, reporting one new foreclosure filing for every 292 households.

 

Texas makes a major contribution to monthly national total

Total foreclosure activity in Texas accounted for more than 12 percent of the 115,292 properties entering some stage of foreclosure nationwide in August. The national total represents a 24 percent increase from the 92,845 foreclosures reported in July. The nation’s foreclosure rate increased to one new foreclosure filing for every 1,003 households during the month.
