NORTH CAROLINA FORECLOSURES DOWN 23 PERCENT IN DECEMBER

ACCORDING TO REALTYTRAC™ U.S. FORECLOSURE MARKET REPORT

 

State’s Activity Level Down 16 Percent From a Year Ago

 

IRVINE, Calif. – Jan. 15, 2007 – North Carolina reported 1,260 properties entering some stage of the foreclosure process in December, a 23 percent decrease from the 1,635 properties reported in November, and a 16 percent decrease from the 1,499 properties reported for the same month last year, according to the RealtyTrac™ U.S. Foreclosure Market Report.

North Carolina foreclosures are the lowest we’ve seen them all year,” said James J. Saccacio, chief executive officer of RealtyTrac. “Unlike many states, North Carolina home sales actually showed an increase over the first three quarters of 2006, and its home price appreciation is above the national average. These factors are likely contributing to the low foreclosure numbers.”

 

North Carolina ranked 19th in the country in total foreclosures reported for December. The state’s foreclosure rate of one new foreclosure filing for every 2,794 households ranks it 26th among the 50 states.

 

Mecklenburg County accounts for largest share of state total

Mecklenburg County lead the state in foreclosures for the month, reporting  286 properties entering some stage of the foreclosure process, followed by Wake County where 138 properties entered some stage of the foreclosure process. Gaston County held the third highest total, reporting 73 properties entering some stage of the foreclosure process.

 

State’s top foreclosure rate found in Montgomery County

Montgomery County posted the state’s highest foreclosure rate for December, with one new foreclosure filing for every 804 households — 3.5 times the state average and 1.3 times the national average. Cleveland County reported the second highest foreclosure rate, with one new foreclosure filing for every 1,008 households — 2.8 times the state average and 1.1 times the national average. Mecklenburg County posted the state’s third highest foreclosure rate, with one new foreclosure filing for every 1,024 households — 2.7 times the state average.

 

State contributes 1.1 percent to national total

North Carolina’s foreclosure activity accounted for 1.1 percent of the 109,652 properties entering some stage of foreclosure nationwide in December. The national total represents a 9 percent decrease from the 120,334 foreclosures reported in November. The nation’s foreclosure rate decreased to one new foreclosure filing for every 1,055 households during the month.
