NEW MEXICO FORECLOSURES DECREASE 37 PERCENT IN SEPTEMBER

State’s Activity Down 29 Percent From a Year Ago

 

IRVINE, Calif. – Oct. 11, 2006 – New Mexico reported 214 properties entering some stage of the foreclosure process in September, a 37 percent decrease in activity from the 341 properties reported in August, and a 29 percent decrease from the 300 properties reported for the same month last year, according to the RealtyTrac™ September 2006 U.S. Foreclosure Market Report.

New Mexico foreclosures have been significantly lower during the third quarter of this year,” said James J. Saccacio, chief executive officer of RealtyTrac. “Statistics show that the state’s recent employment growth and home price appreciation exceed the national average. This is likely driving foreclosures down.”

 

New Mexico ranked 35th in the nation for total foreclosures in September. The state’s foreclosure rate of one new foreclosure filing for every 3,648 households — 28 percent of the national average — ranks it 31st among the 50 states.

 

Bernalillo County accounted for largest share of state total

Leading the state in foreclosures for the month was Bernalillo County, reporting 144 properties entering some stage of the foreclosure process. Valencia County had the second highest total, reporting 27 properties entering some stage of the foreclosure process, followed by Santa Fe County where 19 properties entered some stage of the foreclosure process.

 

Highest foreclosure rate reported in Valencia County

Valencia County posted the state’s highest foreclosure rate in September, with one new foreclosure filing for every 913 households — four times the state average and 1.1 times the national average. Reporting one new foreclosure filing for every 1,660 households — 2.2 times the state average — Bernalillo County had the second highest foreclosure rate in the state, followed by Torrance County with one new foreclosure filing for every 2,419 households — 1.5 times the state average. 

 

State accounts for little of national total

New Mexico’s foreclosure activity accounted for less than 1 percent of the 112,210 properties entering some stage of foreclosure nationwide in September. The national total represents an almost 1 percent decrease in activity from the 113,300 foreclosures reported in August. The national foreclosure rate increased to one new foreclosure filing for every 1,030 households during the month.
