NEBRASKA FORECLOSURES DECREASE 31 PERCENT IN JUNE

Activity Up 29 Percent From a Year Ago

IRVINE, Calif. – July 31, 2006 – The number of new Nebraska foreclosure filings dropped 31 percent in June, with 103 properties entering some stage of the foreclosure process according to the RealtyTrac™ June 2006 U.S. Foreclosure Market Report. This latest decrease in activity erases most of the increase in foreclosure volume experienced during the previous month. On a yearly basis, the volume of properties in foreclosure is up 29 percent from the 80 properties reported in June 2005.

RealtyTrac publishes the largest and most comprehensive national database of pre-foreclosure and foreclosure properties, with more than 600,000 properties from more than 2,500 counties across the country, and is the foreclosure data provider to MSN Real Estate, Yahoo! Real Estate, AOL Real Estate and Knight Ridder Online.

Nebraska is seeing robust job growth including a much-needed recovery in the manufacturing sector,” said James J. Saccacio, chief executive officer of RealtyTrac. “These trends are likely helping keep the state’s foreclosure rate down on a month-to-month basis.”

In terms of sheer foreclosure numbers, Nebraska‘s total ranked 38th among the 50 states. Reporting one new foreclosure filing for every 6,976 households for the month — 19 percent of the national average — the state’s foreclosure rate was the 38th highest in the country.

Lancaster County Tops in Foreclosure Activity

Reporting 49 properties in some stage of the foreclosure process, Lancaster County led all counties in foreclosure activity during the month. Other notable foreclosure levels were reported by Douglas County with 19 properties and Sarpy County with 14 properties.

Greeley County Posts Highest Foreclosure Rate

Greeley County posted the state’s highest foreclosure rate for the month, with one new foreclosure filing for every 1,199 households — 5.8 times the state average and 1.1 times the national average. Reporting 11 properties in some stage of the foreclosure process in June, Scotts Bluff County had the second highest foreclosure rate with one new foreclosure filing for every 1,465 households — 4.8 times the state average and 90 percent of the national average.

Nebraska Has Little Effect on Monthly National Total

Nebraska contributed less than one percent of the 88,194 properties entering some stage of foreclosure nationwide in June. The national total represents a 5 percent decline from the May total of 92,746 foreclosures. The national foreclosure rate declined to one foreclosure filing for every 1,311 households during the month.

The RealtyTrac Monthly U.S. Foreclosure Market Report provides the total number of homes in some stage of foreclosure nationwide, by state and by county. RealtyTrac’s report includes properties in all three phases of foreclosure: Pre-foreclosures — Notice of Default (NOD) and Lis Pendens (LIS); Foreclosures — Notice of Trustee Sale and Notice of Foreclosure Sale (NTS and NFS); and Real Estate Owned, or REO properties (that have been foreclosed on and repurchased by a bank).
