MISSOURI FORECLOSURES UP 23 PERCENT IN DECEMBER

State’s Activity Level Soars 97 Percent From a Year Ago

 

IRVINE, Calif. – Jan. 15, 2007 – Missouri reported 1,975 properties entering some stage of the foreclosure process in December, a 23 percent increase from the 1,609 properties reported in November, and soaring 97 percent above the 1,003 properties reported for the same month last year, according to the RealtyTrac™ U.S. Foreclosure Market Report.

Missouri foreclosures are the highest we’ve seen them since February,” said James J. Saccacio, chief executive officer of RealtyTrac. “Recent statistics show that home price appreciation throughout the state is below that of the national average and that the unemployment rate is slightly above the national average. These factors are likely contributing to the overall increase.”

 

Missouri ranked 17th in the country in total foreclosures reported for December. The state’s foreclosure rate of one new foreclosure filing for every 1,234 households ranks it 16th among the 50 states.

 

Top three counties account for largest share of state total

Three counties accounted for 80 percent of all Missouri’s foreclosure activity for the month.

Leading the state was Jackson County, reporting 682 properties entering some stage of the foreclosure process. St. Louis County had the second highest total, reporting 496 properties entering some stage of the foreclosure process. St. Louis City held the third highest total, reporting 414 properties entering some stage of the foreclosure process.

 

State’s top foreclosure rate found in Jackson County

Jackson County posted the state’s highest foreclosure rate for December, with one new foreclosure filing for every 423 households — 2.9 times the state average and 2.5 times the national average. St. Louis City reported the second highest foreclosure rate, with one new foreclosure filing for every 426 households — 2.9 times the state average and 2.5 times the national average. Cass County documented the third highest foreclosure rate, with one new foreclosure filing for every 792 households — 1.6 times the state average and 1.3 times the national average.

 

State contributes 1.8 percent to national total

Missouri’s foreclosure activity accounted for 1.8 percent of the 109,652 properties entering some stage of foreclosure nationwide in December. The national total represents a 9 percent decrease from the 120,334 foreclosures reported in November. The nation’s foreclosure rate decreased to one new foreclosure filing for every 1,055 households during the month.
