MARYLAND FORECLOSURES INCREASE 89 PERCENT IN APRIL

Market Activity More Than Double From a Year Ago

Charles County Posts State’s Highest Foreclosure Rate

 

IRVINE, Calif. – May 31, 2006 – Maryland reported 427 properties entering some stage of foreclosure in April, an 89 percent increase from the previous month and up 128 percent from the 187 foreclosures reported in April 2005, according to RealtyTrac’s April 2006 U.S. Foreclosure Market Report.

“Though the number of foreclosures in Maryland is up from last month and a year ago, the state’s foreclosure rate is still below the national average,” said James J. Saccacio, chief executive officer of RealtyTrac. “This is likely due to the stabilized job growth and home appreciation that has been realized since the second half of last year.”

 

With one foreclosure filing for every 5,017 households (25 percent of the national average), Maryland‘s foreclosure rate ranked 34th among the states. Overall, the state total accounted for less than 0.50 percent of the nation’s foreclosures, with 30 states reporting more filings for the month.

 

Reporting 150 properties entering some stage of foreclosure, Prince George‘s County accounted for the highest number of foreclosure filings in the state for the month. Charles County had the state’s highest foreclosure rate in April, reporting one foreclosure filing for every 998 households (five times the state average).

 

Nationwide a total of 91,168 properties entered some stage of foreclosure in April, a 10 percent decrease from the previous month but a 33 percent year-over-year increase from April 2005. This marked the second straight month of decreasing U.S. foreclosure activity. At one foreclosure filing for every 1,268 households, the national foreclosure rate for April was higher than for any month in 2005.
