KANSAS FORECLOSURES INCREASE 8 PERCENT IN JULY

ACCORDING TO REALTYTRAC™ U.S. FORECLOSURE MARKET REPORT

 

State’s Activity Up 47 Percent From a Year Ago

 

IRVINE, Calif. – July 31, 2006 – Kansas reported 408 properties entering some stage of the foreclosure process in July, an 8 percent increase in activity from the 377 properties reported in June, and a 47 percent increase from the 277 properties reported for the same month last year, according to the RealtyTrac™ July 2006 U.S. Foreclosure Market Report.

“Although Kansas foreclosures increased only slightly in July, the state’s activity is up by almost half since this time last year,” said James J. Saccacio, chief executive officer of RealtyTrac.  “First-quarter statistics show that Kansas‘ job growth was fourth lowest in the nation and that home price appreciation is also behind the national average.  These factors are likely contributing to the overall foreclosure increase.”

 

Kansas ranked 30th in the nation for total foreclosures in July.  The state’s foreclosure rate of one new foreclosure filing for every 2,765 households — 45 percent of the national average — ranks it 28th among the 50 states.

 

Top Three Counties Accounted for Largest Share of State Total

Leading the state in foreclosures for the month was Sedgwick County, reporting 132 properties entering some stage of the foreclosure process.  Wyandotte County came in second reporting 105 properties, followed by Johnson County where 84 properties entered some stage of the foreclosure process.  

 

Highest Foreclosure Rate Posted in Wyandotte County

Wyandotte County also posted the state’s highest foreclosure rate in July, reporting one new foreclosure filing for every 628 households – 4.4 times the state average and two times the national average.  Reporting one new foreclosure filing for every 1,448 households – 1.9 times the state average – Sedgwick County had the second highest foreclosure rate, followed by Shawnee County with one new foreclosure filing for every 2,108 households – 1.3 times the state average.  

 

State Accounts for 0.4 Percent of National Total

Kansas‘ foreclosure activity accounted for 0.4 percent of the 92,845 properties entering some stage of the foreclosure process nationwide in July. The national total represents a 5 percent increase from the 88,194 foreclosures reported in June. The nation’s foreclosure rate increased to one new foreclosure filing for every 1,245 households during the month.
