KANSAS FORECLOSURE ACTIVITY DOWN SLIGHTLY IN AUGUST

Activity Increases 11 Percent From August 2006

 

IRVINE, Calif. – Sept. 21, 2007 – Kansas reported 428 foreclosure filings in August, down less than one percent from the previous month, but still an 11 percent increase from August 2006, according to the latest RealtyTrac® U.S. Foreclosure Market Report.

 

RealtyTrac publishes the largest and most comprehensive national database of foreclosure and bank-owned properties, with over 1 million properties from nearly 2,500 counties across the country, and is the foreclosure data provider to MSN Real Estate, Yahoo! “Foreclosure activity has risen in Kansas since this time last year, but it remains virtually unchanged since last month” said James J. Saccacio, chief executive officer of RealtyTrac. “One factor that is contributing to these moderate changes in foreclosure activity is the slight increase in home prices in the state during the second quarter.”

 

Kansas ranked 36th in the country in total foreclosures for the month. The state’s foreclosure rate of one foreclosure filing for every 2,795 households ranked it 37th among the 50 states.

 

Three counties account for bulk of state activity

Total foreclosure filings in three Kansas counties accounted for 76 percent of the state’s activity in August. Wyandotte County reported 143 foreclosure filings, the most of any county for the month. Johnson County reported the second highest total with 93 foreclosure filings, followed by Sedgwick County with 89 filings entering some stage of the foreclosure pipeline.

 

Highest foreclosure rate reported in Wyandotte County

With a rate of one foreclosure filing for every 465 households — six times the state average and 1.1 times the national average — Wyandotte County reported the highest county foreclosure rate in the state for August. Leavenworth County posted the second highest rate, one foreclosure filing for every 1,285 households — 2.2 times the state average. Shawnee County reported the third highest foreclosure rate, one foreclosure filing for every 1,550 households — 1.8 times the state average.

 

State a minor contributor to nation’s monthly total

Total foreclosure filings in Kansas accounted for less than 1 percent of the 243,947 foreclosure filings nationwide in August. The national total represents a 36 percent increase from the previous month and is up 115 percent from August 2006. The nation’s foreclosure rate increased to one foreclosure filing for every 510 U.S. households for the month.
