IOWA FORECLOSURES DOWN 5 PERCENT IN DECEMBER

State’s Activity Level Up 43 Percent From a Year Ago

 

IRVINE, Calif. – Jan. 15, 2007 – Iowa reported 473 properties entering some stage of the foreclosure process in December, a 5 percent decline from the 497 properties reported in November, but still a 43 percent increase from the 331 properties reported for the same month last year, according to the RealtyTrac™ U.S. Foreclosure Market Report.

Iowa reached its highest level of foreclosures during the fourth quarter,” said James J. Saccacio, chief executive officer of RealtyTrac. “Third quarter statistics show that the state’s home price appreciation rate is less than half that of the national average. This is one factor that is contributing to the overall rise in foreclosures.”

 

Iowa ranked 28th in the country in total foreclosures reported for December. The state’s foreclosure rate of one new foreclosure filing for every 2,606 households ranks it 25th among the 50 states.

 

Top three counties account for largest share of state total

Three counties accounted for 77 percent of all Iowa’s foreclosure activity for the month. Polk County led the state, reporting 258 properties entering some stage of the foreclosure process. Scott County documented the second highest total, with 54 properties entering some stage of the foreclosure process. Linn County held the third highest total, with 52 properties entering of the foreclosure pipeline.

 

Polk County posts state’s top foreclosure rate

Polk County also posted the state’s highest foreclosure rate for December, with one new foreclosure filing for every 606 households — 4.3 times the state average and 1.7 times the national average. Greene County reported the second highest foreclosure rate, with one new foreclosure filing for every 1,156 households — 2.3 times the state average. Scott County reported the third highest foreclosure rate, with one new foreclosure filing for every 1,216 households — 2.1 times the state average.

 

State contributes less than 1 percent to national total

Iowa’s foreclosure activity accounted for less than 1 percent of the 109,652 properties entering some stage of foreclosure nationwide in December. The national total represents a 9 percent decrease from the 120,334 foreclosures reported in November. The nation’s foreclosure rate decreased to one new foreclosure filing for every 1,055 households during the month.
