GEORGIA FORECLOSURES DOWN 24 PERCENT IN JUNE

Market Activity Declines 11 Percent From a Year Ago

 

IRVINE, Calif. – July 31, 2006 – Georgia reported 4,390 properties entering some stage of the foreclosure process in June, a 24 percent decline from the 5,769 properties reported in May and an 11 percent decline from the 4,913 properties reported for the same month last year, according to the RealtyTrac™ June 2006 U.S. Foreclosure Market Report.

“This one-month decline follows on the heels of a 12 percent increase in foreclosure activity last month, moving Georgia‘s ranking from fifth highest in the nation to seventh,” said James J. Saccacio, chief executive officer of RealtyTrac. “Still, high energy costs and increased insurance premiums to safeguard against a predicted active hurricane season are taking a toll on disposable income. That along with a lackluster housing market may result in an increased level of foreclosures as time goes on.”

 

Although there was a decline in foreclosure filings, Georgia remained among the 10 states with the most foreclosure activity reported in June. The state’s foreclosure rate of one new foreclosure filing for every 705 households ranks third highest in the nation — almost 1.9 times the national average.

 

Fulton, Dekalb, Gwinnett Counties Tops in Foreclosure Activity

Total properties in foreclosure reported in Fulton, DeKalb and Gwinnett counties combined accounted for nearly half of all new foreclosure filings recorded in Georgia for June. Fulton County led the way, reporting 953 properties entering some stage of the foreclosure process. Dekalb County reported 805 properties and Gwinnett County reported 423 properties entering some stage of the process. Other counties reporting notable levels of foreclosures for the month included Cobb County with 312 properties and Clayton County with 309 properties in foreclosure.

 

Highest Foreclosure Rate Reported in Fulton County

Fulton County posted the state’s highest foreclosure rate in June, with one new foreclosure filing for every 162 households — 4.4 times the state average and 8.1 times the national average.  With one new foreclosure filing for every 209 households — 3.4 times the state average and 6.3 times the national average — Henry County had the second highest foreclosure rate in the state. Completing the top five counties were Clayton County reporting one new foreclosure filing for every 280 households, Paulding County reporting one new foreclosure filing for every 287 households and Rockdale County reporting one new foreclosure filing for every 310 households.

 

Five Percent of National Total Came From Georgia

Georgia‘s foreclosure total accounted for 5 percent of the 88,194 properties entering some stage of foreclosure nationwide in June. The national total represents a 5 percent decline from the May total of 92,746 foreclosures. The nation’s foreclosure rate declined to one new foreclosure filing for every 1,311 households during the month.
