GEORGIA FORECLOSURES DECREASE 9 PERCENT IN DECEMBER

Activity Soars 115 Percent From a Year Ago; Foreclosure Rate in Top 5

IRVINE, Calif. – Jan. 15, 2007 – Georgia reported 6,455 properties entering some stage of the foreclosure process in December, a 9 percent decrease from the 7,056 properties reported in November, but still soaring 115 percent above the 3,007 properties reported for the same month last year, according to the RealtyTrac™ U.S. Foreclosure Market Report.

RealtyTrac publishes the largest and most comprehensive national database of pre-foreclosure and foreclosure properties, with nearly 700,000 properties from nearly 2,500 counties across the country, and is the foreclosure data provider to MSN Real Estate, Yahoo! Real Estate and The Wall Street Journal’s Real Estate Journal.

Georgia’s foreclosure rate continues to rank among the nation’s highest,” said James J. Saccacio, chief executive officer of RealtyTrac. “With home price appreciation below the national average, and unemployment above the national average, it’s not surprising that the state remains near the top in terms of foreclosure activity and rate.”

Georgia’s foreclosure total ranked seventh highest in the nation for December. The state’s foreclosure rate of one new foreclosure filing for every 480 households was third highest among the 50 states, and was more than twice the national average.

Top four counties account for more than half of state’s foreclosure activity

Foreclosure totals in four counties combined accounted for 64 percent of all new foreclosure filings recorded in Georgia for December. Fulton County led the way, reporting 1,488 properties entering some stage of the foreclosure process. DeKalb County documented the second highest total, with 888 properties entering some stage of the foreclosure process. Gwinnett County came in third, with 615 properties entering some stage of the process. Clayton County tallied the fourth highest total, reporting 504 properties in foreclosure. Cobb County came in a close fifth with 483 properties in the foreclosure pipeline.

Fulton, Henry and Clayton counties post state’s highest foreclosure rates

Fulton County posted the highest foreclosure rate in the state for December, with one new foreclosure filing for every 104 households — 4.6 times the state average and 10.2 times the national average. Henry County posted the second highest rate, with one new foreclosure filing for every 135 households — 3.6 times the state average and 7.8 times the national average. Clayton County came in third, with one new filing for every 172 households — 2.8

times the state average and 6.2 times the national average.

State makes significant contribution to national total

Georgia’s foreclosure activity accounted for almost 6 percent of the 109,652 properties entering some stage of foreclosure nationwide in December. The national total represents a 9 percent decrease from the 120,334 foreclosures reported in November. The nation’s foreclosure rate decreased to one new foreclosure filing for every 1,055 households during the month.

The RealtyTrac Monthly U.S. Foreclosure Market Report provides the total number of homes in some stage of foreclosure nationwide, by state and by county. RealtyTrac’s report includes properties in all three phases of foreclosure: Pre-foreclosures — Notice of Default (NOD) and Lis Pendens (LIS); Foreclosures — Notice of Trustee Sale and Notice of Foreclosure Sale (NTS and NFS); and Real Estate Owned, or REO properties (that have been foreclosed on and repurchased by a bank).
