FLORIDA FORECLOSURES DOWN 3 PERCENT IN JUNE

State’s Year-to-Year Activity Level Falls 12 Percent

 

IRVINE, Calif. – July 31, 2006 – Florida reported 8,605 properties entered some stage of the foreclosure process in June, a 3 percent decline from the 8,898 properties reported the previous month, and a drop of 12 percent from the 9,778 properties reported for the same month last year, according to the RealtyTrac™ June 2006 U.S. Foreclosure Market Report.

“After increasing 7 percent last month, the foreclosure market in Florida settled down in June, a sign of an improving economy, although the state still posted the third highest foreclosure total in the country,” said James J. Saccacio, chief executive officer of RealtyTrac. “High energy prices, along with an expected active hurricane season may continue to put a damper on what is otherwise a positive economic picture for the state.”

 

After months as the state with the second highest foreclosure level in the country, Florida has rebounded, registering 1,400 fewer foreclosures than second place California, and 2,750 foreclosures lower than national leader Texas. Reporting one new foreclosure filing for every 849 households, Florida has the eighth highest foreclosure rate in the country — 1.5 times the national average.

 

Miami-Dade, Broward Counties Tops in Foreclosure Activity

Miami-Dade County led the state in total foreclosures, reporting 2,166 properties in some stage of the process in June, followed by Broward County reporting 1,895 properties in some stage of the foreclosure process. Rounding out the top five were Palm Beach County reporting 920 properties, Orange County reporting 562 properties, and Hillsborough County reporting 393 properties in foreclosure.

 

Highest Foreclosure Rates Found in Broward, Miami-Dade Counties

Broward County barely beat out Miami-Dade County for the state’s highest foreclosure rate in June, reporting one new foreclosure filing for every 391 households — 2.2 times the state average and 3.4 times the national average — versus one new foreclosure filing for every 393 households reported in Miami-Dade County — also 2.2 times the state average and 3.3 times the national average. Third highest rate was reported in Palm Beach County with one new filing for every 605 households — 1.4 times the state average and 2.2 times the national average. Orange County came in fourth with one new filing for every 657 households, and Lake County came in fifth with one new filing for every 745 households.

 

Florida Activity Accounts for One-Tenth of Monthly National Total

Total foreclosure activity in Florida accounted for nearly 10 percent of the 88,194 properties entering some stage of foreclosure nationwide in June. The national total represents a 5 percent decline from the May total of 92,746 foreclosures. The nation’s foreclosure rate declined to one new foreclosure filing for every 1,311 households during the month.
