The 10 Naughtiest and Nicest Housing Markets

For our obligatory holiday-themed housing report, RealtyTrac took a look at some important factors that impact the value of a home and neighborhoods through the lens of the Naughty and Nice lists kept by a certain Saint Nick.

Those important factors are school scores, crime rates, unemployment rates, foreclosure rates and presence of registered sex offenders. We also looked at home affordability for extra credit, although that was not part of determining the final Naughty and Nice List.

We looked at 334 U.S. cities with at least 100,000 people and sufficient data for each of these factors. To make it on the Naughty list a city needed to be worse off than the all-county average for each of the five factors, while to make it on the Nice list a city needed to be better off than the all-county average for each of the five factors.

We took a look at some of the properties available for sale in the top 5 naughtiest housing markets. Keep in mind the naughty housing markets have some amazing deals for real estate investors and others, but those deals may come with a cost in terms of quality of life.

We also looked at some of the properties available for sale  in the nicest housing markets. Although these markets come with a very high quality of life, the nicest housing markets will often cost buyers in terms of cold hard cash when it comes to home prices.

All Naughty and Nice Housing Markets

Although we focused on the Top 10 Nicest and Top 10 Naughtiest housing markets, there were a total of 20 housing markets nationwide that were classified as naughty based on our criteria, and 55 that were classified as nice based on our criteria. The map visualization below illustrates where these markets are located across the country.
