Wyoming Reports Nearly 100 Properties With Foreclosure Filings in July

Wyoming reported 98 properties with foreclosure filings for the month, a 17 percent increase from the previous month, but still 26 percent below the level reported in July 2008, according to the latest RealtyTrac® U.S. Foreclosure Market Report. 

 

“Foreclosure activity rose significantly in Wyoming in July, though it remained well below the level reported for this time last year,” said James J. Saccacio, chief executive officer of RealtyTrac. “Recession has taken its toll on the state’s energy-based economy, though Wyoming’s unemployment rate remains one of the lowest in the nation at 4.7 percent.”

 

Wyoming ranked 47th in the country in total properties with foreclosure filings for May. One in every 2,473 Wyoming housing units received a foreclosure filing during the month, ranking 44th among the 50 states.

 

Laramie County posts state’s top foreclosure rate in July

Laramie County posted the highest county foreclosure rate in the state for July, with one in every 808 housing units receiving a foreclosure filing — 3.1 times the state average. Natrona County came in second highest, with one in every 924 housing units receiving a foreclosure filing during the month — 2.7 times the state average. Campbell County documented the third highest foreclosure rate, where one in every 1,816 housing units received a foreclosure filing — 1.4 times the state average.

 

Laramie County accounts for nearly half of state’s foreclosure activity for July

Laramie County tallied the highest activity level, reporting 47 properties with foreclosure filings for the month. Natrona County came in second, documenting 34 properties with foreclosure filings. Campbell County tallied eight properties with foreclosure filings, the third highest total in the state. Park County was fourth, reporting four properties with foreclosure filings reported for the month.

 

State a minor contributor to nation’s foreclosure activity in July

Wyoming was a minor contributor to the nation’s foreclosure activity. There were 360,149 properties with foreclosure filings reported nationwide in July. Total U.S. activity rose almost 7 percent from the previous month and was more than 32 percent ahead of July 2008. One in every 355 U.S. housing units received a foreclosure filing during the month.

 

Report methodology

The RealtyTrac Monthly U.S. Foreclosure Market Report provides a count of the total number of properties with at least one foreclosure filing reported during the month — broken out by type of filing at the county, state and national level. RealtyTrac’s report incorporates documents filed in all three phases of foreclosure: Default Notice of Default (NOD) and Lis Pendens (LIS); Auction Notice of Trustee Sale and Notice of Foreclosure Sale (NTS and NFS); and Real Estate Owned, or REO properties (that have been foreclosed on and repurchased by a bank). If more than one foreclosure document is filed against a property during the month — which is extremely rare — only the most recent filing is counted in the report. The report also checks if the same type of document was filed against a property in a previous month. If so, and if that previous filing occurred within the estimated foreclosure timeframe for the state the property is in, the report does not count the property in the current month.
