WYOMING FORECLOSURE ACTIVITY INCREASES 24 PERCENT IN NOVEMBER

Foreclosure Activity Up 72 Percent From November 2006

IRVINE, Calif. – December 19, 2007 – Wyoming reported 62 foreclosure filings in November, a 24 percent increase from the previous month and a 72 percent increase from November 2006, according to the latest RealtyTrac® U.S. Foreclosure Market Report.

RealtyTrac publishes the largest and most comprehensive national database of foreclosure and bank-owned properties, with over 1 million properties from nearly 2,500 counties across the country, and is the foreclosure data provider to MSN Real Estate, Yahoo! Real Estate and The Wall Street Journal’s Real Estate Journal.

Wyoming foreclosures continue to climb even though the overall number of foreclosure filings for the nation decreased in November,” said James J. Saccacio, chief executive officer of RealtyTrac. “Even so, the foreclosure rate in Wyoming continues to rank among the lowest in the nation.”

Wyoming ranked 47th in the country in total foreclosures reported for the month. The state’s foreclosure rate of one foreclosure filing for every 3,802 households ranked 43nd among the 50 states.

Top three counties account for largest share of state total

Three counties accounted for 90 percent of all foreclosure filings in Wyoming for November. Laramie County posted the highest foreclosure total for the month, with 31 foreclosure filings. Natrona County came in second with 19 foreclosure filings, followed by Sweetwater County with six foreclosure filings.

Highest foreclosure rate reported in Laramie County

Laramie County reported the highest foreclosure rate in the state for November, one foreclosure filing for every 1,185 households — 3.2 times the state average but still well below the national average. Natrona County posted the second highest foreclosure rate, one foreclosure filing for every 1,614 households — 2.4 times the state average. Sweetwater County posted the third highest foreclosure rate, one foreclosure filing for every 2,709 households — 1.4 times the state average.

State contributes less than 1 percent to nation’s monthly total

Total foreclosure filings in Wyoming accounted for less than 1 percent of the 201,950 foreclosure filings nationwide in November. The national total represents a 10 percent decrease from the previous month, but is still 68 percent above the total reported for November 2006. The nation’s foreclosure rate decreased to one foreclosure filing for every 617 U.S. households for the month.

The RealtyTrac Monthly U.S. Foreclosure Market Report provides the total number of foreclosure filings — both nationwide and by state — over the preceding month. RealtyTrac’s report includes properties in all three phases of foreclosure: Defaults — Notice of Default (NOD) and Lis Pendens (LIS); Auctions — Notice of Trustee Sale and Notice of Foreclosure Sale (NTS and NFS); and Real Estate Owned, or REO properties (that have been foreclosed on and repurchased by a bank).
