WISCONSIN FORECLOSURE ACTIVITY UP 18 PERCENT IN JUNE

IRVINE, Calif. – July 28, 2008 – Foreclosure filings were reported on 2,363 Wisconsin properties in June, an 18 percent increase from the previous month, and 155 percent above the level reported for June 2007, according to the latest RealtyTrac® U.S. Foreclosure Market Report.

“A significant loss in manufacturing jobs is among the factors that pushed Wisconsin’s unemployment rate up to 4.6 percent in June,” said James J. Saccacio, chief executive officer of RealtyTrac. “With jobless rates rising, it follows that foreclosure activity is up significantly compared to this time last year.”

 

Wisconsin ranked 21st in the country in total properties with foreclosure filings reported for June. One in every 1,072 Wisconsin households received a foreclosure filing during the month, ranking 23rd among the 50 states.

 

Milwaukee County accounts for more than half of state’s foreclosure activity for June

Milwaukee County led Wisconsin in foreclosure activity in June, reporting 1,360 properties with foreclosure filings. Dane County posted the second highest foreclosure total, reporting 175 properties with foreclosure filings. Brown County registered the third highest total, reporting 90 properties with foreclosure filings. Winnebago County came in fourth, reporting 86 properties with foreclosure filings, followed by Racine County, which reported 80 properties with foreclosure filings for the month.

 

Milwaukee County posts state’s highest foreclosure rate in June

Milwaukee County posted the highest foreclosure rate in Wisconsin for June, with one in every 300 households receiving a foreclosure filing in June — 3.6 times the state average and 1.7 times the national average. Saint Croix County posted the second highest foreclosure rate, where one in every 452 households received a foreclosure filing — 2.4 times the state average. Dodge County had the third highest rate, with one in every 498 households receiving a foreclosure filing — 2.2 times the state average. Sauk County posted the fourth highest rate, with one in every 642 households receiving a foreclosure filing during the month. Winnebago County came in fifth place, with one in every 823 households receiving a foreclosure filing in June.

 

State a minor contributor to nation’s foreclosure total in June

Wisconsin accounted for less than 1 percent of the 252,363 properties with foreclosure filings reported nationwide in June. The national total represents a decrease of more than 3 percent from the previous month but is still 53 percent ahead of the total reported for June 2007. One in every 501 U.S. households received a foreclosure filing during the month.

 

Report methodology

The RealtyTrac Monthly U.S. Foreclosure Market Report provides a count of the total number of properties with at least one foreclosure filing reported during the month — broken out by type of filing at the county, state and national level. RealtyTrac’s report incorporates documents filed in all three phases of foreclosure: Default Notice of Default (NOD) and Lis Pendens (LIS); Auction Notice of Trustee Sale and Notice of Foreclosure Sale (NTS and NFS); and Real Estate Owned, or REO properties (that have been foreclosed on and repurchased by a bank). If more than one foreclosure document is filed against a property during the month — which is extremely rare — only the most recent filing is counted in the report. The report also checks if the same type of document was filed against a property in a previous month. If so, and if that previous filing occurred within the estimated foreclosure timeframe for the state the property is in, the report does not count the property in the current month.
