WISCONSIN FORECLOSURE ACTIVITY DOWN 14 PERCENT IN JULY

Foreclosure Activity Up 64 Percent From July 2007

 

IRVINE, Calif. – Aug. 29, 2008 – Wisconsin reported 2,044 properties with foreclosure filings in July, a 14 percent decrease from the previous month, but still a 64 percent increase from July 2007, according to the latest RealtyTrac® U.S. Foreclosure Market Report.

“Wisconsin foreclosures appear to be heading downward in July,” said James J. Saccacio, chief executive officer of RealtyTrac. “Statistics show the state’s unemployment rate was below the national average by 1 percent in June and that its home price appreciation rate exceeded most states during the past year. These factors are likely contributing to the recent decline.”

 

Wisconsin ranked 22nd in the country in total foreclosures reported for the month. With one in every 1,240 households receiving a foreclosure filing, its foreclosure rate ranked 29th among the 50 states.

 

Top five counties responsible for bulk of state’s foreclosure activity

Five Wisconsin counties accounted for 70 percent of all foreclosure activity in the state for July. Milwaukee County led the state reporting 1,007 properties with foreclosure filings. Second highest foreclosure total was in Racine County, reporting 139 properties with foreclosure filings. Waukesha County reported the third highest foreclosure total, reporting 116 properties with foreclosure filings. Dane County came in fourth, reporting 110 properties with foreclosure filings. Brown County came in fifth with 68 properties with foreclosure filings.

 

Milwaukee County posts top foreclosure rate for July

Milwaukee County posted the highest county foreclosure rate in Wisconsin for July, with one in every 405 households receiving a foreclosure filing for the month — 3.1 times the state average. Second highest foreclosure rate was in Waupaca County, where one in every 528 households received a foreclosure filing during in July — 2.4 times the state average. Racine County had the third highest foreclosure rate, with one in every 576 households received a foreclosure filing in July — 2.2 times the state average.

 

State contributes 1 percent to nation’s foreclosure total in July

Wisconsin accounted for 1 percent of the 272,171 properties with foreclosure filings reported nationwide in July. The national total represents more than a 7 percent increase from the previous month and is 55 percent ahead of the total reported for July 2007. The nation’s foreclosure rate increased to one in every 464 U.S. households receiving a foreclosure filing during the month.

 

Report methodology

The RealtyTrac Monthly U.S. Foreclosure Market Report provides a count of the total number of properties with at least one foreclosure filing reported during the month — broken out by type of filing at the county, state and national level. RealtyTrac’s report incorporates documents filed in all three phases of foreclosure: Default Notice of Default (NOD) and Lis Pendens (LIS); Auction Notice of Trustee Sale and Notice of Foreclosure Sale (NTS and NFS); and Real Estate Owned, or REO properties (that have been foreclosed on and repurchased by a bank). If more than one foreclosure document is filed against a property during the month — which is extremely rare — only the most recent filing is counted in the report. The report also checks if the same type of document was filed against a property in a previous month. If so, and if that previous filing occurred within the estimated foreclosure timeframe for the state the property is in, the report does not count the property in the current month.
