WEST VIRGINIA FORECLOSURE ACTIVITY UP 100 PERCENT IN JUNE

IRVINE, Calif. – July 28, 2008 – Foreclosure filings were reported on 84 West Virginia properties in June, a 100 percent increase from the previous month, and a 45 percent decrease from June 2007, according to the latest RealtyTrac® U.S. Foreclosure Market Report.

“Although West Virginia foreclosures doubled in June, the numbers are still down from this time last year,” said James J. Saccacio, chief executive officer of RealtyTrac. “The state has added many jobs in the education and health services sectors last year, and its unemployment rate is currently well below the national average. This is likely contributing to the overall decline.”

 

West Virginia ranked 46th in the country in total foreclosures reported for June. With one in every 10,450 households receiving a foreclosure filing, its foreclosure rate ranked 48th among the 50 states.

 

Top five counties responsible for bulk of state’s foreclosure activity

Five West Virginia counties accounted for 64 percent of all foreclosure activity in West Virginia for June. Kanawha County reported the highest foreclosure total, reporting 17 properties with foreclosure filings. Wood County documented the second highest foreclosure total, reporting 16 properties with foreclosure filings. Cabell County posted the third highest total, reporting eight properties with foreclosure filings. Wayne County had the fourth highest foreclosure total, reporting seven properties with foreclosure filings. Berkeley County came in fifth with six properties with foreclosure filings.

 

Wood County posts top foreclosure rate for June

Wood County tallied the highest foreclosure rate in West Virginia in June, with one in every 2,545 households receiving a foreclosure filing for the month — 4.1 times the state average. Wayne County posted the second highest foreclosure rate, with one in every 2,777 households receiving a foreclosure filing during the month — 3.8 times the state average. Kanawha County registered the third highest rate, with one in every 5,583 households receiving a foreclosure filing in June — 1.9 times the state average.

 

State contributes less than 1 percent to nation’s foreclosure total in June

West Virginia accounted for less than 1 percent of the 252,363 properties with foreclosure filings reported nationwide in June. The national total represents more than a 3 percent decrease from the previous month and is 53 percent ahead of the total reported for June 2007. The nation’s foreclosure rate decreased to one in every 501 U.S. households receiving a foreclosure filing during the month.

 

Report methodology

The RealtyTrac Monthly U.S. Foreclosure Market Report provides a count of the total number of properties with at least one foreclosure filing reported during the month — broken out by type of filing at the county, state and national level. RealtyTrac’s report incorporates documents filed in all three phases of foreclosure: Default Notice of Default (NOD) and Lis Pendens (LIS); Auction Notice of Trustee Sale and Notice of Foreclosure Sale (NTS and NFS); and Real Estate Owned, or REO properties (that have been foreclosed on and repurchased by a bank). If more than one foreclosure document is filed against a property during the month — which is extremely rare — only the most recent filing is counted in the report. The report also checks if the same type of document was filed against a property in a previous month. If so, and if that previous filing occurred within the estimated foreclosure timeframe for the state the property is in, the report does not count the property in the current month.
