TEXAS FORECLOSURE ACTIVITY INCREASES 46 PERCENT IN JULY

ACCORDING TO REALTYTRAC® U.S. FORECLOSURE MARKET REPORT

 

State Still in Nation’s Top 10; Yearly Total Down 5 Percent From July 2006

 

IRVINE, Calif. – Aug. 24, 2007 – Texas reported 12,441 foreclosure filings in July, the sixth highest total in the nation for the month. After a 12 percent decline in June, statewide activity rebounded in July, increasing 46 percent for the month, but down 5 percent from July 2006, according to the latest RealtyTrac® U.S. Foreclosure Market Report. The state’s foreclosure rate of one foreclosure filing for every 726 households was 12th highest among the states and slightly below the national average.

“After starting 2007 with the second highest foreclosure total in the U.S., Texas has made significant strides at reducing its foreclosure activity, which currently ranks sixth highest amongst the 50 states,” said James J. Saccacio, chief executive officer of RealtyTrac. “The state’s unemployment rate is going down as employee confidence is increasing. The ability to find a job is an important variable that has contributed to the overall decline in foreclosure activity over the past year.”

 

Although foreclosure activity increased for the month, filings in the Lone Star State were less than one-third of the 39,013 filings reported by national leader California, and 6,700 fewer than second ranked Florida, which reported 19,179 filings in July. Third place Michigan reported 1,500 more filings than Texas, and fourth ranked Ohio tallied nearly 90 more foreclosure filings for the month. Georgia barely took the fifth spot with only 160 more foreclosure filings than Texas. The remaining states in the nation’s top 10 for total foreclosure filings in July were Colorado, Arizona, Illinois and Nevada.

 

Four counties account for bulk of state activity

Total foreclosure filings in four Texas counties accounted for 65 percent of the state’s activity in July. Dallas County reported 2,681 foreclosure filings, the most of any county for the month. Harris County was a close second, reporting 2,660 filings for the month. Tarrant County reported the third highest county total, 1,391 filings, followed by fourth place Bexar County, with 1,383 filings entering some part of the foreclosure pipeline.

 

Highest foreclosure rate reported in Hays County

With a rate of one foreclosure filing for every 311 households — 2.3 times the state average and 2.2 times the national average — Hays County reported the highest county foreclosure rate in the state for July. Close behind was Ellis County posting the second highest rate, one foreclosure filing for every 315 households. Kaufman County posted the third highest foreclosure rate, one foreclosure filing for every 327 households — 2.2 times the state average and 2.1 times the national average. Dallas County came in fourth with a foreclosure rate of one foreclosure filing for every 341 households — 2.1 times the state average and twice the national average. Fort Bend County rounded out the state’s top five with a rate of one foreclosure filing for every 356 households.

 

State a significant contributor to nation’s monthly total

Total foreclosure filings in Texas accounted for 7 percent of the 179,599 foreclosure filings nationwide in July. The national total was up 9 percent from the previous month and up 93 percent from July 2006. The nation’s foreclosure rate increased to one foreclosure filing for every 693 U.S. households for the month.
