TEXAS FORECLOSURE ACTIVITY DOWN 16 PERCENT IN MAY

Foreclosure Level Decreases 33 Percent From May 2006

 

IRVINE, Calif. – June 15, 2007 – Texas reported 9,653 foreclosure filings in May, a 16 percent decrease from the previous month and 33 percent below the number reported in May 2006, according to the latest RealtyTrac™ U.S. Foreclosure Market Report.

 

RealtyTrac publishes the largest and most comprehensive national database of pre-foreclosure and foreclosure properties, with over 900,000 properties from nearly 2,500 counties across the country, and is the foreclosure data provider to MSN Real Estate, Yahoo! “After eight months as the national leader in total foreclosure filings during 2006, Texas has made a dramatic turnaround so far in 2007 and now has the fourth highest total in the nation for May,” said James J. Saccacio, chief executive officer of RealtyTrac. “Much of this can be attributed to improvements in employment, along with higher home sales volume and home price appreciation in some portions of the state.”

 

The Lone Star state had approximately 30,000 fewer foreclosure filings than national leader California for the month. The state trailed second place Florida by more than 12,000 foreclosure filings. Third place Ohio tallied more than 3,500 foreclosure filings above the Texas total. The remaining states in the nation’s top 10 for total foreclosures in May were Michigan, Georgia, Illinois, Colorado, Arizona and Nevada. Texas had a foreclosure rate of one new foreclosure filing for every 834 households — ranking it 14th among the 50 states and below the national average.

 

Top five counties account for bulk of state total

Foreclosure totals in five Texas counties accounted for 63 percent of all activity in the state for May. Dallas County tallied the state’s largest total, reporting 2,146 foreclosure filings for the month. Tarrant County had the second highest total in the state, reporting 1,691 foreclosure filings. Third highest total was reported in Harris County, with 881 foreclosure filings for the month. Collin County came in fourth, reporting 731 foreclosure filings. Bexar County rounded out the top five with 603 foreclosure filings reported.

 

Kaufman County posts top foreclosure rate for the month

Kaufman County posted the highest foreclosure rate in Texas for May, one foreclosure filing for every 183 households — 4.6 times the state average and 3.6 times the national average. Rockwall County posted the second highest rate, one foreclosure filing for every 194 households — 4.3 times the state average and 3.4 times the national average. The third highest rate in the state was reported in Williamson County, which reported one foreclosure filing for every 243 households — 3.4 times the state average and 2.7 times the national average. Ellis County’s rate of one filing for every 254 households was the fourth highest, and Collin County had the state’s fifth highest rate, one filing for every 267 households.

 

State the major contributor to national total for May

Total foreclosure filings in Texas accounted for nearly 6 percent of the 176,137 foreclosure filings nationwide in May. The national total was up 19 percent from the previous month and up 90 percent from May 2006. The nation’s foreclosure rate increased to one foreclosure filing for every 656 U.S. households during the month.
