TEXAS FORECLOSURE ACTIVITY DOWN 12 PERCENT IN JUNE

ACCORDING TO REALTYTRAC™ U.S. FORECLOSURE MARKET REPORT

 

State Ranks 5th Highest Activity Level Despite 25 Percent Decline From June 2006

 

IRVINE, Calif. – July 31, 2007 – Texas reported 8,525 foreclosure filings in June, a 12 percent decline from the previous month, but still giving the state the fifth highest foreclosure total in the country. On an annual basis foreclosure activity fell 25 percent from June 2006, according to the latest RealtyTrac® U.S. Foreclosure Market Report.

 

RealtyTrac publishes the largest and most comprehensive national database of foreclosure and bank-owned properties, with over 1 million properties from nearly 2,500 counties across the country, and is the foreclosure data provider to MSN Real Estate, Yahoo! “Foreclosure activity has been gradually declining in Texas so far in 2007, and is down significantly from this time last year,” said James J. Saccacio, chief executive officer of RealtyTrac. “Low unemployment — combined with an upward trend in homes sales and prices in some parts of the state — are allowing more Texas homeowners to find a way out of foreclosure.”

 

Total foreclosure filings in the Loan Star State were more than 30,000 fewer than national leader California in June. Florida reported the second highest foreclosure total, with 12,000 foreclosure filings more than Texas. Third place Ohio tallied 3,000 more foreclosure filings, and fourth place Michigan reported 1,500 more filings for the month. The remaining states in the nation’s top 10 for total foreclosures in June were Georgia, Illinois, Arizona, Colorado and New Jersey.

 

Harris County leads state in foreclosure activity

Harris County reported the most foreclosure filings of any Texas county for June with 2,238 foreclosure filings. Dallas County reported the second highest foreclosure total with 1,535 foreclosure filings for the month. Third highest total was reported by Tarrant County which tallied 1,191 filings. Foreclosure filings in these three counties accounted for 58 percent of all activity in the state for June.

 

Highest foreclosure rate reported in Rockwall County

Rockwall County posted the highest county foreclosure rate in the state for June, with one foreclosure filing for every 210 households — 4.6 times the state average and 3.4 times the national average. Kaufman County posted the second highest foreclosure rate in the state, with one foreclosure filing for every 264 households — 3.6 times the state average and 2.7 times the national average. Collin County posted the third highest foreclosure rate, with one foreclosure filing for every 322 households — three times the state average and 2.2 times the national average. Fort Bend County posted the fourth highest county foreclosure rate, with one foreclosure filing for every 329 households. Tarrant County rounded out the state’s top five with a rate of one foreclosure filing for every 475 households.

 

State a significant contributor to nation’s monthly total

Total foreclosure filings in Texas accounted for 5 percent of the 164,644 foreclosure filings nationwide in June. The national total was down 7 percent from the previous month but still up 87 percent from June 2006. The nation’s foreclosure rate decreased to one foreclosure filing for every 704 U.S. households for the month.
