PENNSYLVANIA FORECLOSURE ACTIVITY UP 26 PERCENT IN JUNE

IRVINE, Calif. – July 28, 2008 – Foreclosure filings were reported on 4,060 Pennsylvania properties in June, a 26 percent increase from the previous month, and 80 percent above the level reported for June 2007, according to the latest RealtyTrac® U.S. Foreclosure Market Report.

“Though Pennsylvania extended its hiring increase into a second month, heightened unemployment continued in June,” said James J. Saccacio, chief executive officer of RealtyTrac. “Foreclosure activity within the state is also on the rise compared to both last month and the same time last year.”

 

Pennsylvania ranked 16th in the country in total properties with foreclosure filings reported for June. One in every 1,343 Pennsylvania households received a foreclosure filing during the month, ranking 28th among the 50 states.

 

Philadelphia County tops in foreclosure activity for June

Philadelphia County led Pennsylvania’s foreclosure activity in June, reporting 1,188 properties with foreclosure filings. Allegheny County posted the second highest foreclosure total, reporting 520 properties with foreclosure filings. Delaware County registered the third highest foreclosure total, reporting 363 properties with foreclosure filings. Montgomery County came in fourth, reporting 292 properties with foreclosure filings, followed by Bucks County, which reported 208 properties with foreclosure filings for the month.

 

Philadelphia County posts state’s highest foreclosure rate in June

Philadelphia County posted the highest foreclosure rate in Pennsylvania for June, with one in every 556 households receiving a foreclosure filing in June — 2.4 times the state average. Dauphin County registered the second highest foreclosure rate, with one in every 594 households receiving a foreclosure filing — 2.3 times the state average. Delaware County had the third highest foreclosure rate, with one in every 607 households receiving a foreclosure filing — 2.2 times the state average. Washington County posted the fourth highest foreclosure rate, with one in every 659 households receiving a foreclosure filing during the month. Lehigh County came in fifth place, with one in every 828 households receiving a foreclosure filing in June.

 

State a minor contributor to nation’s foreclosure total in June

Pennsylvania accounted for 2 percent of the 252,363 properties with foreclosure filings reported nationwide in June. The national total represents a decrease of more than 3 percent from the previous month but is still 53 percent ahead of the total reported for June 2007. One in every 501 U.S. households received a foreclosure filing during the month.

 

Report methodology

The RealtyTrac Monthly U.S. Foreclosure Market Report provides a count of the total number of properties with at least one foreclosure filing reported during the month — broken out by type of filing at the county, state and national level. RealtyTrac’s report incorporates documents filed in all three phases of foreclosure: Default Notice of Default (NOD) and Lis Pendens (LIS); Auction Notice of Trustee Sale and Notice of Foreclosure Sale (NTS and NFS); and Real Estate Owned, or REO properties (that have been foreclosed on and repurchased by a bank). If more than one foreclosure document is filed against a property during the month — which is extremely rare — only the most recent filing is counted in the report. The report also checks if the same type of document was filed against a property in a previous month. If so, and if that previous filing occurred within the estimated foreclosure timeframe for the state the property is in, the report does not count the property in the current month.
