PENNSYLVANIA FORECLOSURE ACTIVITY DOWN 4 PERCENT IN OCTOBER

Foreclosure Filings Statewide Increase 26 Percent From October 2007

 

IRVINE, Calif. – Nov. 26, 2008 – Foreclosure filings were reported on 4,005 Pennsylvania properties in October, a decrease of 4 percent from the previous month, but still 26 percent above the level reported for October 2007, according to the latest RealtyTrac® U.S. Foreclosure Market Report.

“Foreclosure filings decreased slightly in Pennsylvania between September and October, though activity remains elevated compared to the same time last year,” said James J. Saccacio, chief executive officer of RealtyTrac. “Though the threat of unemployment looms, the Keystone State’s economy is fairing better than the nation, largely because its construction sector is still experiencing a boom.”

 

Pennsylvania ranked 16th in the country in total properties with foreclosure filings for October. One in every 1,362 Pennsylvania housing units received a foreclosure filing during the month, ranking 32nd among the 50 states.

 

Allegheny County tops in foreclosure activity for October

Allegheny County led the state reporting 1,136 properties with foreclosure filings for the month. Philadelphia County came in second highest, reporting 683 properties with foreclosure filings. Montgomery County ranked third highest, reporting 302 properties with foreclosure filings. York County came in fourth place, documenting 274 properties with foreclosure filings.

 

Allegheny County post state’s top rate for October

Allegheny County posted the highest foreclosure rate in Pennsylvania for October, with one in every 520 housing units receiving a foreclosure filing during the month — 2.6 times the state average. York County registered the second highest foreclosure rate, where one in every 626 housing units received a foreclosure filing — 2.2 times the state average. Washington County posted the third highest foreclosure rate, where one in every 654 housing units received a foreclosure filing during the month — 2.1 times the state average.

 

State a minor contributor to nation’s foreclosure total in October

Pennsylvania accounted for 1 percent of the 279,561 properties with foreclosure filings reported nationwide in October. The national total represented a decrease of more than 5 percent from the previous month but was still almost 25 percent ahead of the total reported for October 2007. One in every 452 U.S. housing units received a foreclosure filing during the month.

 

Report methodology

The RealtyTrac Monthly U.S. Foreclosure Market Report provides a count of the total number of properties with at least one foreclosure filing reported during the month — broken out by type of filing at the county, state and national level. RealtyTrac’s report incorporates documents filed in all three phases of foreclosure: Default Notice of Default (NOD) and Lis Pendens (LIS); Auction Notice of Trustee Sale and Notice of Foreclosure Sale (NTS and NFS); and Real Estate Owned, or REO properties (that have been foreclosed on and repurchased by a bank). If more than one foreclosure document is filed against a property during the month — which is extremely rare — only the most recent filing is counted in the report. The report also checks if the same type of document was filed against a property in a previous month. If so, and if that previous filing occurred within the estimated foreclosure timeframe for the state the property is in, the report does not count the property in the current month.
