PENNSYLVANIA FORECLOSURE ACTIVITY DOWN 25 PERCENT IN JANUARY

Foreclosure Activity Down 55 Percent From January 2007

IRVINE, Calif. – Feb. 26, 2008 – Pennsylvania reported 1,683 foreclosure filings in January, a 25 percent decrease from the previous month, and a 55 percent decrease from January 2007, according to the latest RealtyTrac® U.S. Foreclosure Market Report.

RealtyTrac publishes the largest and most comprehensive national database of foreclosure and bank-owned properties, with over 1 million properties from nearly 2,500 counties across the country, and is the foreclosure data provider to MSN Real Estate, Yahoo! Real Estate and The Wall Street Journal’s Real Estate Journal.

“Though manufacturing employment in Pennsylvania dropped significantly over the past year, the state has seen an increase in non-farming jobs,” said James J. Saccacio, chief executive  officer of RealtyTrac. “This balance has likely helped the state keep its foreclosure activity down.”

Pennsylvania ranked 23rd in the country in total foreclosures reported for January. The state’s foreclosure rate of one foreclosure filing for every 3,222 households ranked it 37th among the 50 states.

Philadelphia County reports highest foreclosure total

Philadelphia County led the state in total foreclosure filings in Pennsylvania for the month, reporting 932 filings in January. Westmoreland County posted the second highest foreclosure total, reporting 186 foreclosure filings. Delaware County registered the third highest foreclosure total, reporting 140 foreclosure filings for the month.

Philadelphia County posts highest foreclosure rate

Philadelphia County posted the highest foreclosure rate in Pennsylvania for January, one foreclosure filing for every 708 households — 4.6 times the state average. Westmoreland County reported the second highest foreclosure rate, one foreclosure filing for every 887 households — 3.6 times the state average rage. Delaware County registered the third highest foreclosure rate, one foreclosure filing for every 1,572 households — twice the state average.

State a minor contributor to nation’s total in January

Total foreclosure filings in Pennsylvania accounted for less than 1 percent of the 223,001 foreclosure filings reported nationwide in January. The national total represents an 8 percent increase from the previous month, and is 57 percent above the total reported for January 2007. The nation’s foreclosure rate increased to one foreclosure filing for every 534 U.S. households for the month.

The RealtyTrac Monthly U.S. Foreclosure Market Report provides the total number of foreclosure filings — both nationwide and by state — over the preceding month. RealtyTrac’s report includes properties in all three phases of foreclosure: Defaults — Notice of Default (NOD) and Lis Pendens (LIS); Auctions — Notice of Trustee Sale and Notice of Foreclosure Sale (NTS and NFS); and Real Estate Owned, or REO properties (that have been foreclosed on and repurchased by a bank).
