OREGON FORECLOSURE ACTIVITY UP 4 PERCENT IN NOVEMBER

Foreclosure Activity Increases 143 Percent From November 2007

 

IRVINE, Calif. – Dec. 29, 2008 – Oregon reported 2,965 properties with foreclosure filings in November, a 4 percent increase from the previous month and 143 percent ahead of the level reported for November 2007, according to the latest RealtyTrac® U.S. Foreclosure Market Report.

Oregon foreclosures are up both in November and from this time last year,” said James J. Saccacio, chief executive officer of RealtyTrac. “Statistics show that even though home prices have dropped, home sales continued to decline during the third quarter. The state’s unemployment rate has also jumped during the past year and is now well above the national average. These factors are likely contributing to the overall rise.”

 

Oregon ranked 17th in the country in total properties with foreclosure filings for the month. With one in every 535 housing units receiving a foreclosure filing, its foreclosure rate ranked 12th highest among the 50 states but was still below the national average.

 

Five counties dominate state’s foreclosure activity for November

Five Oregon counties accounted for 68 percent of all foreclosure activity in the state for November. Multnomah County reported 760 properties with foreclosure filings for the month. Washington County documented the state’s second highest total, reporting 383 properties with foreclosure filings. Third highest was Deschutes County, reporting 339 properties with foreclosure filings. Clackamas County came in fourth place, documenting 296 properties with foreclosure filings, followed by Jackson County with 235 properties with foreclosure filings.

 

Deschutes County posts top foreclosure rate for November

Deschutes County tallied the highest county foreclosure rate in the state in November, with one in every 215 housing units receiving a foreclosure filing for the month – 2.5 times the state average and 2.3 times the national average. Jackson County posted the state’s second highest rate, with one in every 367 housing units receiving a foreclosure filing during the month – 1.5 times the state average and 1.3 times the national average. The third highest rate in the state was reported in Josephine County, where one in every 386 housing units received a foreclosure filing in November – 1.4 times the state average and 1.3 times the national average.

 

State contributes 1 percent to nation’s foreclosure total in November

Oregon accounted for 1 percent of the 259,085 properties with foreclosure filings reported nationwide in November. The national total represented a decrease of more than 7 percent from the previous month but was still 28 percent ahead of the total reported for November 2007. One in every 488 U.S. housing units received a foreclosure filing during the month.

 

Report methodology

The RealtyTrac Monthly U.S. Foreclosure Market Report provides a count of the total number of properties with at least one foreclosure filing reported during the month — broken out by type of filing at the county, state and national level. RealtyTrac’s report incorporates documents filed in all three phases of foreclosure: Default Notice of Default (NOD) and Lis Pendens (LIS); Auction Notice of Trustee Sale and Notice of Foreclosure Sale (NTS and NFS); and Real Estate Owned, or REO properties (that have been foreclosed on and repurchased by a bank). If more than one foreclosure document is filed against a property during the month — which is extremely rare — only the most recent filing is counted in the report. The report also checks if the same type of document was filed against a property in a previous month. If so, and if that previous filing occurred within the estimated foreclosure timeframe for the state the property is in, the report does not count the property in the current month.
