OKLAHOMA FORECLOSURE ACTIVITY DOWN 3 PERCENT IN JUNE

IRVINE, Calif. – July 28, 2008 – Foreclosure filings were reported on 1,173 Oklahoma properties in June, a 3 percent decrease from the previous month, but still 54 percent above the level reported for June 2007, according to the latest RealtyTrac® U.S. Foreclosure Market Report.

“Though it saw a drop in the early part of the year, Oklahoma’s unemployment rate is up once again,” said James J. Saccacio, chief executive officer of RealtyTrac. “Foreclosure activity within the state is down slightly from May, but remains much higher than the level seen at this time last year.”

 

Oklahoma ranked 27th in the country in total properties with foreclosure filings reported for June. One in every 1,370 Oklahoma households received a foreclosure filing during the month, ranking 30th among the 50 states.

 

Tulsa County tops in foreclosure activity for June

Tulsa County accounted for the bulk of Oklahoma’s foreclosure activity for June, reporting 438 properties with foreclosure filings. Oklahoma County posted the second highest foreclosure total, reporting 425 properties with foreclosure filings. Canadian County registered the third highest foreclosure total, reporting 79 properties with foreclosure filings. Cleveland County came in fourth, reporting 72 properties with foreclosure filings, followed by Rogers County, which reported 36 properties with foreclosure filings for the month.

 

Canadian County posts state’s highest foreclosure rate in June

Canadian County posted the highest foreclosure rate in Oklahoma for June, with one in every 499 households receiving a foreclosure filing — 2.8 times the state average. Tulsa County posted the second highest foreclosure rate, with one in every 592 households receiving a foreclosure filing — 2.3 times the state average. Oklahoma County had the third highest foreclosure rate, with one in every 745 households receiving a foreclosure filing. Rogers County posted the fourth highest foreclosure rate, with one in every 852 households receiving a foreclosure filing during the month. Grady County came in fifth place, with one in every 1,073 households receiving a foreclosure filing in June.

 

State a minor contributor to nation’s foreclosure total in June

Oklahoma accounted for less than 1 percent of the 252,363 properties with foreclosure filings reported nationwide in June. The national total represents a decrease of more than 3 percent from the previous month but is still 53 percent ahead of the total reported for June 2007. One in every 501 U.S. households received a foreclosure filing during the month.

 

Report methodology

The RealtyTrac Monthly U.S. Foreclosure Market Report provides a count of the total number of properties with at least one foreclosure filing reported during the month — broken out by type of filing at the county, state and national level. RealtyTrac’s report incorporates documents filed in all three phases of foreclosure: Default Notice of Default (NOD) and Lis Pendens (LIS); Auction Notice of Trustee Sale and Notice of Foreclosure Sale (NTS and NFS); and Real Estate Owned, or REO properties (that have been foreclosed on and repurchased by a bank). If more than one foreclosure document is filed against a property during the month — which is extremely rare — only the most recent filing is counted in the report. The report also checks if the same type of document was filed against a property in a previous month. If so, and if that previous filing occurred within the estimated foreclosure timeframe for the state the property is in, the report does not count the property in the current month.
