NEBRASKA FORECLOSURE ACTIVITY UP 35 PERCENT IN JUNE

IRVINE, Calif. – July 28, 2008 – Foreclosure filings were reported on 435 Nebraska properties in June, a 35 percent increased from the previous month, and 181 percent increase from June 2007, according to the latest RealtyTrac® U.S. Foreclosure Market Report.

Nebraska homeowners aren’t facing the same level of problems with home foreclosures as homeowners in south Florida or Arizona,” said James J. Saccacio, chief executive officer of RealtyTrac. “But bankruptcy filings were up 20 percent in Nebraska in the first six months of 2008 compared with the same period a year ago. Rising bankruptcies reflects the growing financial strain felt by Nebraska homeowners burdened by high debt, rising mortgage costs and falling home values This, in addition to the overall decline in the housing market, is likely responsible for the rise in foreclosure activity.”

 

Nebraska ranked 37th in the country in total foreclosures reported for the month. With one in every 1,781 households receiving a foreclosure filing, its foreclosure rate ranked 33rd among the 50 states.

 

Top five counties responsible for bulk of state’s foreclosure activity

Five Nebraska counties accounted for 95 percent of all foreclosure activity in the state for June. Douglas County reported the highest foreclosure total, reporting 264 properties with foreclosure filings. Lancaster County documented the second highest foreclosure total, reporting 77 properties with foreclosure filings. Sarpy County reported the third highest foreclosure total, reporting 55 properties with foreclosure filings. Saunders County registered 12 properties with foreclosure filings. Scotts Bluff County posted the fifth highest foreclosure total, reporting five properties with foreclosure filings.

 

Saunders County posts top foreclosure rate for June

Saunders County tallied the highest foreclosure rate in Nebraska in June, with one in every 749 households receiving a foreclosure filing for the month — 2.4 times the state average. Douglas County posted the second highest foreclosure rate, with one in every 793 households receiving a foreclosure filing during the month — 2.3 times the state average. Sarpy County posted the third highest foreclosure rate, with one in every 1,026 households receiving a foreclosure filing in June.

 

State contributes less than 1 percent to nation’s foreclosure total in June

Nebraska accounted for less than 1 percent of the 252,363 properties with foreclosure filings reported nationwide in June. The national total represents more than a 3 percent decrease from the previous month and is 53 percent ahead of the total reported for June 2007. The nation’s foreclosure rate decreased to one in every 501 U.S. households receiving a foreclosure filing during the month.

 

Report methodology

The RealtyTrac Monthly U.S. Foreclosure Market Report provides a count of the total number of properties with at least one foreclosure filing reported during the month — broken out by type of filing at the county, state and national level. RealtyTrac’s report incorporates documents filed in all three phases of foreclosure: Default Notice of Default (NOD) and Lis Pendens (LIS); Auction Notice of Trustee Sale and Notice of Foreclosure Sale (NTS and NFS); and Real Estate Owned, or REO properties (that have been foreclosed on and repurchased by a bank). If more than one foreclosure document is filed against a property during the month — which is extremely rare — only the most recent filing is counted in the report. The report also checks if the same type of document was filed against a property in a previous month. If so, and if that previous filing occurred within the estimated foreclosure timeframe for the state the property is in, the report does not count the property in the current month.
