NEBRASKA FORECLOSURE ACTIVITY UP 11 PERCENT IN AUGUST

ACCORDING TO REALTYTRAC® U.S. FORECLOSURE MARKET REPORT

Yearly Total Down 11 Percent From August 2006

IRVINE, Calif. – Sept. 21, 2007 – Nebraska reported 277 foreclosure filings in August, an 11 percent increase from the previous month, and an 11 percent decrease from August 2006, according to the latest RealtyTrac® U.S. Foreclosure Market Report.

RealtyTrac publishes the largest and most comprehensive national database of foreclosure and bank-owned properties, with over 1 million properties from nearly 2,500 counties across the country, and is the foreclosure data provider to MSN Real Estate, Yahoo! Real Estate and The Wall Street Journal’s Real Estate Journal.

Although Nebraska foreclosures have increased in August, the numbers are lower than they were this time last year,” said James J. Saccacio, chief executive officer of RealtyTrac. “Statistics show that while most states experienced a decline in home sales, Nebraska actually saw a slight increase. This is likely helping to keep foreclosure here lower than most states.”

Nebraska ranked 38th in the country in total foreclosures reported for the month. The state’s foreclosure rate of one foreclosure filing for every 2,769 households ranked it 36th among the 50 states.

Douglas County leads state in foreclosure total

Douglas County reported the highest foreclosure total for the month, reporting 116 foreclosure filings. Lancaster County reported the second highest foreclosure total, with 94 foreclosure filings, followed by Sarpy County with 35 foreclosure filings.

Saunders County posts highest foreclosure rate

Saunders County reported the highest foreclosure rate in the state for August, with one foreclosure filing for every 805 households — 3.4 times the state average. Lancaster County posted the second highest foreclosure rate, with one foreclosure filing for every 1,211 households — 2.3 times the state average. Kearney County posted the third highest foreclosure rate, with one foreclosure filing for every 1,428 households — 1.9 times the state average.

State contributes less than 1 percent to nation’s monthly total

Total foreclosure filings in Nebraska accounted for less than 1 percent of the 243,947 foreclosure filings nationwide in August. The national total represents a 36 percent increase from the previous month and is up 115 percent from August 2006. The nation’s foreclosure rate increased to one foreclosure filing for every 510 U.S. households for the month.

The RealtyTrac Monthly U.S. Foreclosure Market Report provides the total number of foreclosure filings — both nationwide and by state — over the preceding month. RealtyTrac’s report includes properties in all three phases of foreclosure: Defaults — Notice of Default (NOD) and Lis Pendens (LIS); Auctions — Notice of Trustee Sale and Notice of Foreclosure Sale (NTS and NFS); and Real Estate Owned, or REO properties (that have been foreclosed on and repurchased by a bank).
