MISSOURI FORECLOSURE ACTIVITY DOWN 9 PERCENT IN APRIL

Statewide Filings Up 34 Percent From April 2007

 

IRVINE, Calif. – May 30, 2008 – Foreclosure filings were reported on 3,051 Missouri properties in April, down 9 percent from the previous month but still 34 percent above the level reported for April 2007, according to the latest RealtyTrac® U.S. Foreclosure Market Report.

Missouri’s foreclosure activity dropped slightly from March but remains elevated compared to what it was in April 2007,” said James J. Saccacio, chief executive officer of RealtyTrac. “While the state’s unemployment rate is slightly above the national average, home price appreciation remains positive although slowing down.”

 

Missouri ranked 20th in the country in total properties with foreclosure filings for April. One in every 860 Missouri households received a foreclosure filing during the month, ranking it’s foreclosure rate 20th among the 50 states.

 

Four counties account for bulk of state’s foreclosure activity in April

Four Missouri counties accounted for 77 percent of the state’s foreclosure activity for the month. Saint Louis County led the way, reporting 952 properties with foreclosure filings in April. Second place Jackson County documented 722 properties with foreclosure filings. Third place Saint Louis City reported 476 properties with foreclosure filings. Fourth place Jefferson County documented 205 properties with foreclosure filings.

 

Saint Louis City posts highest foreclosure rate

One in every 376 households received a foreclosure filing in Saint Louis City — 2.3 times the state average and 1.4 times the national average — making it the top foreclosure rate in the state for the month. Jefferson County tallied the state’s second highest rate, with one in every 415 households receiving a foreclosure filing for the month — 2.1 times the state average and 1.3 times the national average. Jackson County posted the third highest rate, with one in every 432 households receiving a foreclosure filing — twice the state average and 1.2 times the national average. The fourth highest rate in the state was reported in Saint Louis County, where one in every 456 households received a foreclosure filing — 1.9 times the state average and 1.1 times the national average.

 

State a small contributor to nation’s foreclosure total in April

Missouri accounted for just over 1 percent of the 243,353 properties with foreclosure filings reported nationwide in April. The national total represents more than a 4 percent increase from the previous month and is nearly 65 percent ahead of the total reported for April 2007. The nation’s foreclosure rate increased to one in every 519 U.S. households receiving a foreclosure filing during the month.

 

Report methodology

The RealtyTrac Monthly U.S. Foreclosure Market Report provides a count of the total number of properties with at least one foreclosure filing reported during the month — broken out by type of filing at the county, state and national level. RealtyTrac’s report incorporates documents filed in all three phases of foreclosure: Default Notice of Default (NOD) and Lis Pendens (LIS); Auction Notice of Trustee Sale and Notice of Foreclosure Sale (NTS and NFS); and Real Estate Owned, or REO properties (that have been foreclosed on and repurchased by a bank). If more than one foreclosure document is filed against a property during the month — which is extremely rare — only the most recent filing is counted in the report. The report also checks if the same type of document was filed against a property in a previous month. If so, and if that previous filing occurred within the estimated foreclosure timeframe for the state the property is in, the report does not count the property in the current month.
