MISSISSIPPI FORECLOSURE ACTIVITY UP 83 PERCENT IN JUNE

IRVINE, Calif. – July 28, 2008 – Foreclosure filings were reported on 339 Mississippi properties in June, an 83 percent increase from the previous month, and a 57 percent increase from June 2007, according to the latest RealtyTrac® U.S. Foreclosure Market Report.

Mississippi foreclosures are up both in June and from this time last year,” said James J. Saccacio, chief executive officer of RealtyTrac. “The state held one of the top five unemployment rates in the country in May. This, in addition to the overall decline in the housing market, is likely contributing to the overall rise.”

 

Mississippi ranked 40th in the country in total foreclosures reported for the month. With one in every 3,662 households receiving a foreclosure filing, its foreclosure rate ranked 44th among the 50 states.

 

Top five counties responsible for bulk of state’s foreclosure activity

Five Mississippi counties accounted for 92 percent of all foreclosure activity in the state for June. De Soto County reported the highest foreclosure total, reporting 211 properties with foreclosure filings. Hinds County documented the second highest foreclosure total, reporting 71 properties with foreclosure filings. Madison County reported the third highest foreclosure total, reporting 21 properties with foreclosure filings. Lincoln County registered the fourth highest foreclosure total, reporting five properties with foreclosure filings. Lee County came in fifth, with three properties with foreclosure filings.

 

De Soto County posts top foreclosure rate for June

De Soto County tallied the highest foreclosure rate in Mississippi in June, with one in every 264 households receiving a foreclosure filing for the month — 13.9 times the state average. Hinds County posted the second highest foreclosure rate, with one in every 1,480 households receiving a foreclosure filing during the month — 2.5 times the state average. Madison County posted the third highest foreclosure rate, with one in every 1,680 households receiving a foreclosure filing in June — 2.2 times the state average.

 

State contributes less than 1 percent to nation’s foreclosure total in June

Mississippi accounted for less than 1 percent of the 252,363 properties with foreclosure filings reported nationwide in June. The national total represents more than a 3 percent decrease from the previous month and is 53 percent ahead of the total reported for June 2007. The nation’s foreclosure rate decreased to one in every 501 U.S. households receiving a foreclosure filing during the month.

 

Report methodology

The RealtyTrac Monthly U.S. Foreclosure Market Report provides a count of the total number of properties with at least one foreclosure filing reported during the month — broken out by type of filing at the county, state and national level. RealtyTrac’s report incorporates documents filed in all three phases of foreclosure: Default Notice of Default (NOD) and Lis Pendens (LIS); Auction Notice of Trustee Sale and Notice of Foreclosure Sale (NTS and NFS); and Real Estate Owned, or REO properties (that have been foreclosed on and repurchased by a bank). If more than one foreclosure document is filed against a property during the month — which is extremely rare — only the most recent filing is counted in the report. The report also checks if the same type of document was filed against a property in a previous month. If so, and if that previous filing occurred within the estimated foreclosure timeframe for the state the property is in, the report does not count the property in the current month.
