MISSISSIPPI FORECLOSURE ACTIVITY UP 19 PERCENT IN SEPTEMBER

Statewide Filings Increase 75 Percent From September 2007

 

IRVINE, Calif. – Oct. 27, 2008 – Foreclosure filings were reported on 283 Mississippi properties in September, an increase of 19 percent from the previous month and 75 percent above the level reported for September 2007, according to the latest RealtyTrac® U.S. Foreclosure Market Report.

“Foreclosure activity was up significantly in Mississippi on both a monthly and yearly basis for September,” said James J. Saccacio, chief executive officer of RealtyTrac. “At 7.8 percent, Mississippi’s unemployment rate was the third highest in the nation for the month and is up almost two percent since the beginning of the year. With this level of unemployment, plus a difficult housing market, an increase in foreclosure activity is to be expected.”

 

Mississippi ranked 41st in the country in total properties with foreclosure filings for September. One in every 4,387 Mississippi households received a foreclosure filing during the month, ranking it the 44th highest foreclosure rate among the 50 states.

 

De Soto County tops in foreclosure activity for September

De Soto County led the state, reporting 121 properties with foreclosure filings in September. Hinds County came in second highest, reporting 37 properties with foreclosure filings. Rankin County ranked third highest, reporting 28 properties with foreclosure filings. Marshall County came in fourth place, documenting 20 properties with foreclosure filings, followed by George County, reporting 17 properties with foreclosure filings for the month.

 

Highest foreclosure rate for September posted in De Soto County

With one in every 461 households receiving a foreclosure filing during the month — 9.5 times the state average and on par with the national average — De Soto County posted the top foreclosure rate in the state. Second highest rate was reported by George County, where one in every 470 households received a foreclosure filing — 9.3 times the state average and on par with the national average. Third highest rate was registered in Marshall County, where one in every 712 households received a foreclosure filing — 6.2 times the state average.

 

State a minor contributor to nation’s foreclosure total in September

Mississippi accounted for less than 1 percent of the 265,968 properties with foreclosure filings reported nationwide in September. The national total represents a decrease of more than 12 percent from the previous month but is still 21 percent ahead of the total reported for September 2007. The nation’s foreclosure rate decreased to one in every 475 U.S. households receiving a foreclosure filing during the month.

 

Report methodology

The RealtyTrac Monthly U.S. Foreclosure Market Report provides a count of the total number of properties with at least one foreclosure filing reported during the month — broken out by type of filing at the county, state and national level. RealtyTrac’s report incorporates documents filed in all three phases of foreclosure: Default Notice of Default (NOD) and Lis Pendens (LIS); Auction Notice of Trustee Sale and Notice of Foreclosure Sale (NTS and NFS); and Real Estate Owned, or REO properties (that have been foreclosed on and repurchased by a bank). If more than one foreclosure document is filed against a property during the month — which is extremely rare — only the most recent filing is counted in the report. The report also checks if the same type of document was filed against a property in a previous month. If so, and if that previous filing occurred within the estimated foreclosure timeframe for the state the property is in, the report does not count the property in the current month.
