MINNESOTA FORECLOSURE ACTIVITY DOWN 1 PERCENT IN JULY

Activity Up 60 Percent From a Year Ago

 

IRVINE, Calif. – Aug. 29, 2008 – Minnesota reported 1,671 properties with foreclosure filings in July. Statewide activity decreased 1 percent for the month but increased 60 percent from July 2007, according to the latest RealtyTrac® U.S. Foreclosure Market Report.

“Although Minnesota foreclosures decreased slightly in July, the numbers are still up from this time last year,” said James J. Saccacio, chief executive officer of RealtyTrac. “Statistics show that Minnesota’s home prices fell further than the national average during the past year. This, in addition to the overall decline in the housing market, is likely to blame for the increase.”

 

With one in every 1,367 households receiving a foreclosure filing, Minnesota’s foreclosure rate ranked 33rd among the 50 states.

 

Top five counties responsible for bulk of state’s foreclosure activity

Five Minnesota counties accounted for 83 percent of all foreclosure activity in the state for July. Hennepin County reported the highest total — 723 properties with foreclosure filings — followed by Dakota County, which documented 307 properties with foreclosure filings. Ramsey County reported the third highest total — 168 properties with foreclosure filings — followed by Saint Louis County, where 106 properties with foreclosure filings were reported. Wright County came in fifth with 78 properties with foreclosure filings.

 

Dakota County posts top foreclosure rate for July

Dakota County tallied the highest county foreclosure rate in the state in July, with one in every 500 households receiving a foreclosure filing for the month — 2.7 times the state average. Wright County posted the state’s second highest rate, with one in every 599 households receiving a foreclosure filing during the month — 2.3 times the state average. The third highest rate in the state was reported in Scott County, where one in every 659 households received a foreclosure filing in July — 2.1 times the state average.

 

State contributes nearly 1 percent to nation’s foreclosure total in July

Minnesota accounted for nearly 1 percent of the 272,171 properties with foreclosure filings reported nationwide in July. The national total represents an increase of almost 8 percent from the previous month and is 55 percent ahead of the total reported for July 2007. One in every 464 U.S. households received a foreclosure filing during the month.

 

Report methodology

The RealtyTrac Monthly U.S. Foreclosure Market Report provides a count of the total number of properties with at least one foreclosure filing reported during the month — broken out by type of filing at the county, state and national level. RealtyTrac’s report incorporates documents filed in all three phases of foreclosure: Default Notice of Default (NOD) and Lis Pendens (LIS); Auction Notice of Trustee Sale and Notice of Foreclosure Sale (NTS and NFS); and Real Estate Owned, or REO properties (that have been foreclosed on and repurchased by a bank). If more than one foreclosure document is filed against a property during the month — which is extremely rare — only the most recent filing is counted in the report. The report also checks if the same type of document was filed against a property in a previous month. If so, and if that previous filing occurred within the estimated foreclosure timeframe for the state the property is in, the report does not count the property in the current month.
