LOUISIANA FORECLOSURE ACTIVITY DOWN 21 PERCENT IN NOVEMBER

Foreclosure Filings Statewide Decrease 23 Percent From November 2007

 

IRVINE, Calif. – Dec. 29, 2008 – Foreclosure filings were reported on 504 Louisiana properties in November, a decrease of 21 percent from the previous month, and 23 percent below the level reported for November 2007, according to the latest RealtyTrac® U.S. Foreclosure Market Report.

“Foreclosure activity within Louisiana declined from October to November and remained lower than at the same time last year,” said James J. Saccacio, chief executive officer of RealtyTrac. “However, unemployment is now on the rise with new jobless claims recently hitting a 26-year high. Should this trend continue, it will surely impact the Louisiana’s foreclosure filings.”

 

Louisiana ranked 36th in the country in total properties with foreclosure filings for November. One in every 3,631 Louisiana housing units received a foreclosure filing during the month, ranking 41st among the 50 states.

 

Jefferson Parish tops in foreclosure activity for November

Jefferson Parish led the state reporting 179 properties with foreclosure filings for the month. Orleans Parish came in second highest, reporting 131 properties with foreclosure filings. Saint Tammany Parish ranked third highest, reporting 67 properties with foreclosure filings. Rapides Parish came in fourth place, documenting 36 properties with foreclosure filings.

 

Orleans Parish posts top foreclosure rate for November

Orleans Parish posted the highest foreclosure rate in Louisiana for November, with one in every 807 housing units receiving a foreclosure filing during the month — 4.5 times the state average. Jefferson Parish posted the second highest foreclosure rate, where one in every 1,029 housing units received a foreclosure filing — 3.5 times the state average. Saint Tammany Parish registered the third highest foreclosure rate, where one in every 1,393 housing units received a foreclosure filing during the month — 2.6 times the state average.

 

State a minor contributor to nation’s foreclosure total in November

Louisiana accounted for less than 1 percent of the 259,085 properties with foreclosure filings reported nationwide in November. The national total represented a decrease of more than 7 percent from the previous month but was still 28 percent ahead of the total reported for November 2007. One in every 488 U.S. housing units received a foreclosure filing during the month.

 

Report methodology

The RealtyTrac Monthly U.S. Foreclosure Market Report provides a count of the total number of properties with at least one foreclosure filing reported during the month — broken out by type of filing at the county, state and national level. RealtyTrac’s report incorporates documents filed in all three phases of foreclosure: Default Notice of Default (NOD) and Lis Pendens (LIS); Auction Notice of Trustee Sale and Notice of Foreclosure Sale (NTS and NFS); and Real Estate Owned, or REO properties (that have been foreclosed on and repurchased by a bank). If more than one foreclosure document is filed against a property during the month — which is extremely rare — only the most recent filing is counted in the report. The report also checks if the same type of document was filed against a property in a previous month. If so, and if that previous filing occurred within the estimated foreclosure timeframe for the state the property is in, the report does not count the property in the current month.
