KANSAS FORECLOSURES DECREASE 3 PERCENT IN FEBRUARY

Activity Up 162 Percent From a Year Ago

 

IRVINE, Calif. – March 26, 2007 – Kansas reported 423 foreclosure filings in February, a 3 percent decrease from the previous month, but still a 162 percent increase from February 2006, according to the latest RealtyTrac™ U.S. Foreclosure Market Report.

Although Kansas foreclosures decreased slightly in February, they have more than doubled from this time last year,” said James J. Saccacio, chief executive officer of RealtyTrac. “Statistics show that the state’s home price appreciation rate was below that of the national average during 2006. This is likely contributing to the overall increase.”

 

Kansas ranked 33rd in the country in total foreclosures for February. The state’s foreclosure rate of one foreclosure filing for every 2,667 households ranks it 33rd again among the 50 states.

 

Three counties account for majority of state total

Three counties accounted for 78 percent of all foreclosures in Kansas for February. Wyandotte County reported the highest county total, with 117 foreclosure filings for the month. Johnson County came in second, reporting 108 foreclosure filings, followed by Sedgwick County with 103 foreclosure filings.

 

Wyandotte County reports highest foreclosure rate in state

Documenting one foreclosure filing for every 563 households — 4.7 times the state average and 1.5 times the national average — Wyandotte County tallied the state’s highest foreclosure rate for February. Second highest rate in the state was reported in Leavenworth County with one foreclosure filing for every 1,435 households — 1.9 times the state average. Sedgwick County reported the third highest rate, one foreclosure filing for every 1,505 households — 1.7 times the state average.

 

State contributes less than 1 percent to national total

Total foreclosure filings in Kansas accounted for less than 1 percent of the 130,786 filings nationwide in February. The national total was down 4 percent from the previous month, but still up 12 percent from February 2006. The nation’s foreclosure rate increased slightly to one foreclosure filing for every 884 households during the month.
