IOWA FORECLOSURE ACTIVITY UP 4 PERCENT IN NOVEMBER

Foreclosure Filings Statewide Decrease 30 Percent From November 2007

 

IRVINE, Calif. – Dec. 29, 2008 – Foreclosure filings were reported on 522 Iowa properties in November, an increase of 4 percent from the previous month, and 30 percent below the level reported for November 2007, according to the latest RealtyTrac® U.S. Foreclosure Market Report.

“Foreclosure activity in Iowa rose slightly from October to November, but remained significantly lower than at the same time last year,” said James J. Saccacio, chief executive officer of RealtyTrac. “Unemployment within the state is up and this trend is expected to continue in coming months, possibly sending more homeowners into foreclosure.”

 

Iowa ranked 35th in the country in total properties with foreclosure filings for November. One in every 2,529 Iowa housing units received a foreclosure filing during the month, ranking 38th among the 50 states.

 

Polk County accounts for nearly half of state’s foreclosure activity for November

Polk County led the state reporting 217 properties with foreclosure filings for the month. Scott County came in second highest, reporting 78 properties with foreclosure filings. Lee and Pottawattamie counties ranked third highest, each reporting 58 properties with foreclosure filings. Johnson County came in fourth place, documenting 27 properties with foreclosure filings.

 

Pottawattamie County posts top foreclosure rate for November

Pottawattamie County posted the highest foreclosure rate in Iowa for November, with one in every 674 housing units receiving a foreclosure filing during the month — 3.8 times the state average. Polk County registered the second highest foreclosure rate, where one in every 830 housing units received a foreclosure filing — 3.1 times the state average. Scott County documented the third highest foreclosure rate, where one in every 895 housing units received a foreclosure filing during the month — 2.8 times the state average.

 

State a minor contributor to nation’s foreclosure total in November

Iowa accounted for less than 1 percent of the 259,085 properties with foreclosure filings reported nationwide in November. The national total represented a decrease of more than 7 percent from the previous month but was still 28 percent ahead of the total reported for November 2007. One in every 488 U.S. housing units received a foreclosure filing during the month.

 

Report methodology

The RealtyTrac Monthly U.S. Foreclosure Market Report provides a count of the total number of properties with at least one foreclosure filing reported during the month — broken out by type of filing at the county, state and national level. RealtyTrac’s report incorporates documents filed in all three phases of foreclosure: Default Notice of Default (NOD) and Lis Pendens (LIS); Auction Notice of Trustee Sale and Notice of Foreclosure Sale (NTS and NFS); and Real Estate Owned, or REO properties (that have been foreclosed on and repurchased by a bank). If more than one foreclosure document is filed against a property during the month — which is extremely rare — only the most recent filing is counted in the report. The report also checks if the same type of document was filed against a property in a previous month. If so, and if that previous filing occurred within the estimated foreclosure timeframe for the state the property is in, the report does not count the property in the current month.
