IOWA FORECLOSURE ACTIVITY DOWN 42 PERCENT IN SEPTEMBER

Filings Statewide Decrease 50 Percent From September 2007

 

IRVINE, Calif. – Oct. 27, 2008 – Foreclosure filings were reported on 386 Iowa properties in September, a decrease of 42 percent from the previous month and 50 percent below the level reported for September 2007, according to the latest RealtyTrac® U.S. Foreclosure Market Report.

“Foreclosure activity in Iowa dropped substantially in September and from the same time last year,” said James J. Saccacio, chief executive officer of RealtyTrac. “Unemployment, which has been rising this year, declined in September. Also, home prices are still appreciating statewide, although at a slower rate than previously reported. These factors are making significant contributions to the declining level of foreclosures we’re seeing in Iowa.”

 

Iowa ranked 39th in the country in total properties with foreclosure filings for September. One in every 3,421 Iowa households received a foreclosure filing during the month, ranking 41st among the 50 states.

 

Polk County tops in foreclosure activity for September

Polk County led the state, reporting 152 properties with foreclosure filings for the month. Scott County came in second highest, reporting 63 properties with foreclosure filings. Linn County ranked third highest, reporting 41 properties with foreclosure filings. Fourth highest total was in Woodbury County, where 14 properties with foreclosure filings were reported. Johnson County tallied the fifth highest total, reporting 13 properties with foreclosure filings for the month.

 

Scott County posts highest foreclosure rate in September

With one in every 1,108 households receiving a foreclosure filing during the month — 3.1 times the state average — Scott County posted the top foreclosure rate in the state for September. Second highest rate was reported by Polk County, where one in every 1,185 households received a foreclosure filing — 2.9 times the state average. Third highest rate was registered in Pottawattamie County, where one in every 1,303 households received a foreclosure filing — 2.6 times the state average.

 

State a minor contributor to nation’s foreclosure total in September

Iowa accounted for less than 1 percent of the 265,968 properties with foreclosure filings reported nationwide in September. The national total represents a decrease of more than 12 percent from the previous month but is still 21 percent ahead of the total reported for September 2007. The nation’s foreclosure rate decreased to one in every 475 U.S. households receiving a foreclosure filing during the month.

 

Report methodology

The RealtyTrac Monthly U.S. Foreclosure Market Report provides a count of the total number of properties with at least one foreclosure filing reported during the month — broken out by type of filing at the county, state and national level. RealtyTrac’s report incorporates documents filed in all three phases of foreclosure: Default Notice of Default (NOD) and Lis Pendens (LIS); Auction Notice of Trustee Sale and Notice of Foreclosure Sale (NTS and NFS); and Real Estate Owned, or REO properties (that have been foreclosed on and repurchased by a bank). If more than one foreclosure document is filed against a property during the month — which is extremely rare — only the most recent filing is counted in the report. The report also checks if the same type of document was filed against a property in a previous month. If so, and if that previous filing occurred within the estimated foreclosure timeframe for the state the property is in, the report does not count the property in the current month.
