INDIANA FORECLOSURE ACTIVITY INCREASES 9 PERCENT IN JULY

ACCORDING TO REALTYTRAC® U.S. FORECLOSURE MARKET REPORT

Yearly Total Up 35 Percent From July 2006; Foreclosure Rate in Top 10

IRVINE, Calif. – Aug. 24, 2007 – Indiana reported 4,475 foreclosure filings in July, a 9 percent increase from the previous month, and up 35 percent from July 2006, according to the latest RealtyTrac® U.S. Foreclosure Market Report. The state’s foreclosure rate of one foreclosure filing for every 609 households — 1.1 times the national average — ranked 10th highest in the nation.

RealtyTrac publishes the largest and most comprehensive national database of foreclosure and bank-owned properties, with over 1 million properties from nearly 2,500 counties across the country, and is the foreclosure data provider to MSN Real Estate, Yahoo! Real Estate and The Wall Street Journal’s Real Estate Journal.

“Foreclosures increased in Indiana in July, ranking it the state with the 12th highest foreclosure total in the nation. Foreclosures there are also up from this time last year,” said James J. Saccacio, chief executive officer of RealtyTrac. “The state’s home price appreciation rate is nearly half the national average and its unemployment rate has grown by nearly 1 percent since July of last year. These factors are contributing to the overall rise in foreclosures.”

Marion County leads all in foreclosure activity

Marion County led the state in foreclosure activity for July, reporting 1,659 foreclosure filings. Lake County reported the second highest county total with 409 filings. St Joseph County came in third, reporting 386 foreclosure filings, followed by fourth place Allen County with 370 filings entering some part of the foreclosure pipeline.

Highest foreclosure rate posted in Fayette County

Posting a rate of one foreclosure filing for every 246 households — 2.5 times the state average and 2.8 times the national average  Fayette County had the highest county foreclosure rate in the state for July. Close behind was Marion County posting a rate of one foreclosure filing for every 249 households — 2.5 times the state average and 2.8 times the national average. Blackford County posted the third highest foreclosure rate, one foreclosure filing for every 278 households — 2.2 times the state average and 2.5 times the national average. St Joseph County came in fourth with a foreclosure rate of one foreclosure filing for every 291 households — 2.1 times the state average and 2.4 times the national average. Madison County rounded out the state’s top five with a rate of one foreclosure filing for every 320 households – 1.9 times the state average and 2.2 times the national average.

State make minor contribution to nation’s monthly total

Total foreclosure filings in Indiana accounted for 2 percent of the 179,599 foreclosure filings nationwide in July. The national total was up 9 percent from the previous month and up 93 percent from July 2006. The nation’s foreclosure rate increased to one foreclosure filing for every 693 U.S. households for the month.

The RealtyTrac Monthly U.S. Foreclosure Market Report provides the total number of foreclosure filings — both nationwide and by state — over the preceding month. RealtyTrac’s report includes properties in all three phases of foreclosure: Defaults — Notice of Default (NOD) and Lis Pendens (LIS); Auctions — Notice of Trustee Sale and Notice of Foreclosure Sale (NTS and NFS); and Real Estate Owned, or REO properties (that have been foreclosed on and repurchased by a bank).
