INDIANA FORECLOSURE ACTIVITY DOWN 17 PERCENT IN NOVEMBER

Foreclosure Activity Decreases 20 Percent From November 2007

 

IRVINE, Calif. – Dec. 29, 2008 – Indiana reported 4,483 properties with foreclosure filings in November, a 17 percent decrease from the previous month and 20 percent below the level reported for November 2007, according to the latest RealtyTrac® U.S. Foreclosure Market Report.

Indiana foreclosures were down in November and from this time last year,” said James J. Saccacio, chief executive officer of RealtyTrac. “Statistics show that the state’s home values have not dropped as much as most states, and that its unemployment rate is still slightly below the national average. These factors are likely contributing to the decline.”

 

Indiana ranked 13th in the country in total foreclosures reported for the month. With one in every 615 housing units receiving a foreclosure filing, its foreclosure rate ranked 14th among the 50 states.

 

Five counties dominate state’s foreclosure activity for November

Five Indiana counties accounted for 61 percent of all foreclosure activity in the state for November. Marion County reported 1,555 properties with foreclosure filings for the month. Lake County documented the state’s second highest total, reporting 456 properties with foreclosure filings. Third highest was Allen County, reporting 304 properties with foreclosure filings. Madison County came in fourth place, documenting 226 properties with foreclosure filings, followed by St. Joseph County with 200 properties with foreclosure filings.

 

Miami County posts top foreclosure rate for November

Miami County tallied the highest county foreclosure rate in Indiana for November, with one in every 233 housing units receiving a foreclosure filing for the month — 2.6 times the state average and 2.1 times the national average. Madison County posted the state’s second highest foreclosure rate, with one in every 262 housing units receiving a foreclosure filing during the month — 2.4 times the state average and 1.9 times the national average. Marion County posted the third highest foreclosure rate in the state, where one in every 268 housing units received a foreclosure filing in November — 2.3 times the state average and 1.8 times the national average.

 

State contributes 2 percent to nation’s foreclosure total in November

Indiana accounted for 2 percent of the 259,085 properties with foreclosure filings reported nationwide in November. The national total represented a decrease of more than 7 percent from the previous month but was still 28 percent ahead of the total reported for November 2007. One in every 488 U.S. housing units received a foreclosure filing during the month.

 

Report methodology

The RealtyTrac Monthly U.S. Foreclosure Market Report provides a count of the total number of properties with at least one foreclosure filing reported during the month — broken out by type of filing at the county, state and national level. RealtyTrac’s report incorporates documents filed in all three phases of foreclosure: Default Notice of Default (NOD) and Lis Pendens (LIS); Auction Notice of Trustee Sale and Notice of Foreclosure Sale (NTS and NFS); and Real Estate Owned, or REO properties (that have been foreclosed on and repurchased by a bank). If more than one foreclosure document is filed against a property during the month — which is extremely rare — only the most recent filing is counted in the report. The report also checks if the same type of document was filed against a property in a previous month. If so, and if that previous filing occurred within the estimated foreclosure timeframe for the state the property is in, the report does not count the property in the current month.
