INDIANA FORECLOSURE ACTIVITY DOWN 1 PERCENT IN JULY

Activity Up 7 Percent From a Year Ago

 

IRVINE, Calif. – Aug. 29, 2008 – Indiana reported 4,783 properties with foreclosure filings in July. After a 2 percent decrease in June, statewide activity decreased 1 percent for the month but increased 7 percent from July 2007, according to the latest RealtyTrac® U.S. Foreclosure Market Report.

“Although Indiana foreclosures decreased slightly in July, the numbers are still up from this time last year,” said James J. Saccacio, chief executive officer of ReatlyTrac. “Statistics show that the state’s unemployment rate rose significantly during the past year and is currently above the national average. This, in addition to the overall decline in the housing market, is likely keeping foreclosures here higher than most states.”

 

With one in every 576 households receiving a foreclosure filing, Indiana’s foreclosure rate ranked 11th among the 50 states.

 

Top five counties responsible for bulk of state’s foreclosure activity

Five Indiana counties accounted for 65 percent of all foreclosure activity in the state for July. Marion County reported the highest total – 1,837 properties with foreclosure filings — followed by Allen County, which documented 456 properties with foreclosure filings. Lake County reported the third highest total — 377 properties with foreclosure filings — followed by St Joseph County, where 297 properties with foreclosure filings were reported. Tippecanoe County came in fifth with 157 properties with foreclosure filings.

 

Marion County posts top foreclosure rate for July

Marion County tallied the highest county foreclosure rate in the state in July, with one in every 226 households receiving a foreclosure filing for the month – 2.5 times the state average and 2.1 times the national average. Fayette County posted the state’s second highest rate, with one in every 241 households receiving a foreclosure filing during the month – 2.4 times the state average and 1.9 times the national average. The third highest rate in the state was reported in Tipton County, where one in every 299 households received a foreclosure filing in July – 1.9 times the state average and 1.6 times the national average.

 

State contributes 2 percent to nation’s foreclosure total in July

Indiana accounted for 2 percent of the 272,171 properties with foreclosure filings reported nationwide in July. The national total represents an increase of almost 8 percent from the previous month and is 55 percent ahead of the total reported for July 2007. One in every 464 U.S. households received a foreclosure filing during the month.

 

 

Report methodology

The RealtyTrac Monthly U.S. Foreclosure Market Report provides a count of the total number of properties with at least one foreclosure filing reported during the month — broken out by type of filing at the county, state and national level. RealtyTrac’s report incorporates documents filed in all three phases of foreclosure: Default Notice of Default (NOD) and Lis Pendens (LIS); Auction Notice of Trustee Sale and Notice of Foreclosure Sale (NTS and NFS); and Real Estate Owned, or REO properties (that have been foreclosed on and repurchased by a bank). If more than one foreclosure document is filed against a property during the month — which is extremely rare — only the most recent filing is counted in the report. The report also checks if the same type of document was filed against a property in a previous month. If so, and if that previous filing occurred within the estimated foreclosure timeframe for the state the property is in, the report does not count the property in the current month.
