GEORGIA FORECLOSURES INCREASE 11 PERCENT IN AUGUST

ACCORDING TO REALTYTRAC™ U.S. FORECLOSURE MARKET REPORT

 

Activity Up 133 Percent From August 2006; Foreclosure Rate in Nation’s Top 5

 

IRVINE, Calif. – Sept. 21, 2007 – Georgia reported 13,931 foreclosure filings in August, an 11 percent increase from the previous month, and the sixth highest foreclosure total in the nation. The state total was up 133 percent from August 2006, according to the latest RealtyTrac® U.S. Foreclosure Market Report. The state’s foreclosure rate — one foreclosure filing for every 271 households — was the fourth highest in the nation and 1.9 times the national average.

“Total foreclosure filings hit another yearly high for Georgia in August, although the state’s national ranking came down from fifth place last month to sixth highest in August,” said James J. Saccacio, chief executive officer of RealtyTrac. “Unemployment has remained fairly stable so far in 2007. Still, slower home price appreciation combined with a steep decline in home sales are contributing to the further increase in foreclosure activity.”

 

California led the nation again, reporting four times as many foreclosure filings as the Peach State for August. Second-ranked Florida exceeded Georgia’s total by 20,000 filings, while third place Ohio tallied almost 4,000 more foreclosure filings for the month. Texas came in fourth place with 3,000 more filings, and Michigan came in fifth, reporting 1,600 more filings than Georgia for the month. The remaining states in the nation’s top 10 for total foreclosure filings in August were Arizona, Colorado, Illinois and Nevada.

 

Fulton, DeKalb counties lead state in foreclosure activity

Fulton and DeKalb counties combined accounted for 39 percent of all activity in the state for August. Fulton County led the state again, with 3,279 foreclosure filings for the month. DeKalb County reported the second highest state total, with 2,177 foreclosure filings. Gwinnett County came in third highest, with 1,410 foreclosure filings. Clayton County had the fourth highest state total, 1,128 filings, followed by Cobb County, with 1,102 filings entering some part of the foreclosure pipeline.

 

Clayton County posts highest foreclosure rate for August

With one foreclosure filing for every 90 households — three times the state average and 5.7 times the national average — Clayton County topped the list of highest county foreclosure rates in the state for August. Second place was a virtual tie between Douglas and Rockdale counties, both posting rates of one foreclosure filing for every 101 households — 2.7 times the state average and 5.1 times the national average. Henry County posted the fourth highest rate in the state, one foreclosure filing for every 105 households — 2.6 times the state average and 4.9 times the national average. Fulton County had the fifth highest rate, one foreclosure filing for every 124 households — 2.2 times the state average and 4.1 times the national average.

 

State a major contributor to national total

Georgia accounted for nearly 6 percent of the 243,947 foreclosure filings nationwide in August. The national total represents a 36 percent increase from the previous month and is up 115 percent from August 2006. The nation’s foreclosure rate increased to one foreclosure filing for every 510 U.S. households for the month.
