GEORGIA FORECLOSURES DECREASE 13 PERCENT IN JUNE

ACCORDING TO REALTYTRAC™ U.S. FORECLOSURE MARKET REPORT

 

Activity Up 64 Percent From June 2006; Foreclosure Rate in Top 10

 

IRVINE, Calif. – July 31, 2007 – Georgia reported 7,191 foreclosure filings in June, a 13 percent decrease from the previous month, but still 64 percent above the number reported in June 2006, according to the latest RealtyTrac® U.S. Foreclosure Market Report. The state also posted the eighth highest foreclosure rate in the nation, one foreclosure filing for every 456 households — 1.5 times the national average.

 

RealtyTrac publishes the largest and most comprehensive national database of foreclosure and bank-owned properties, with over 1 million properties from nearly 2,500 counties across the country, and is the foreclosure data provider to MSN Real Estate, Yahoo! “So far in 2007 Georgia has seen narrow fluctuations in foreclosure activity month over month,” said James J. Saccacio, chief executive officer of RealtyTrac. “Still, total foreclosure filings in June were up significantly over last year. The Atlanta metropolitan area is being particularly hard hit with a foreclosure rate that is more than twice the national average, ranking it 16th highest among the more than 225 metro areas analyzed by RealtyTrac nationwide.”

 

For the fifth time in the first six months of 2007 the Peach State reported the sixth highest state foreclosure total in the nation, lagging behind national leader California by more than 31,000 filings. Florida came in second place for the fifth straight month, with almost 14,000 more filings than Georgia. For the third month in a row Ohio reported the nation’s third highest foreclosure total, more than 4,600 filings above Georgia’s total. The remaining states in the nation’s top 10 for total foreclosures in June were Michigan, Texas, Illinois, Arizona, Colorado and New Jersey.

 

Fulton County leads all in foreclosure activity for June

Fulton County led the state in foreclosure activity for June, reporting 1,617 filings. DeKalb County reported the second highest county total with 945 filings. Gwinnet County came in third with 689 foreclosure filings for the month. Clayton County reported 491 filings, the fourth highest county total in the state. Cobb County was not far behind with 463 filings entering some part of the foreclosure pipeline. In all, the top five counties accounted for 58 percent of the state’s monthly total.

 

Highest foreclosure rate reported in Henry County

For the second straight month Henry County posted the highest foreclosure rate in the state, one foreclosure filing for every 146 households — 3.1 times the state average and 4.8 times the national average. Clayton County posted the second highest foreclosure rate in the state, one foreclosure filing for every 176 households — 2.6 times the state average and four times the national average. Third highest foreclosure rate was reported in Jackson County, one foreclosure filing for every 200 households — 2.3 times the state average and 3.5 times the national average. Rockdale County posted the fourth highest county foreclosure rate, one foreclosure filing for every 201 households. Fulton County rounded out the state’s top five with a rate of one foreclosure filing for every 216 households.

 

State a major contributor to national total

Total foreclosure filings in Georgia accounted for 4 percent of the 164,644 foreclosure filings nationwide in June. The national total was down 7 percent from the previous month but still up 87 percent from June 2006. The nation’s foreclosure rate decreased to one foreclosure filing for every 704 U.S. households for the month.
