COLORADO FORECLOSURE ACTIVITY UP 10 PERCENT IN JULY

Activity Down 9 Percent From a Year Ago

 

IRVINE, Calif. – Aug. 29, 2008 – Colorado reported 5,376 properties with foreclosure filings in July. After a 15 percent decrease in June, statewide activity increased 10 percent for the month but decreased 9 percent from July 2007, according to the latest RealtyTrac® U.S. Foreclosure Market Report.

“Although Colorado foreclosures increased in July, the numbers are down from this time last year,” said James J. Saccacio, chief executive officer of RealtyTrac. “Statistics show that although the state’s unemployment rate rose significantly during the past year, it is still below the national average. This, in addition to a home price appreciation rate higher than most states, is likely contributing to the overall decline.”

 

With one in every 390 households receiving a foreclosure filing, its foreclosure rate ranked eighth among the 50 states.

 

Top five counties responsible for bulk of state’s foreclosure activity

Five Colorado counties accounted for 70 percent of all foreclosure activity in the state for July. Adams County reported the highest total – 876 properties with foreclosure filings — followed by Denver County, which documented 867 properties with foreclosure filings. Arapahoe County reported the third highest total — 798 properties with foreclosure filings — followed by Jefferson County, where 676 properties with foreclosure filings were reported. El Paso County came in fifth with 530 properties with foreclosure filings.

 

Adams County posts top foreclosure rate for July

Adams County tallied the highest county foreclosure rate in the state in July, with one in every 182 households receiving a foreclosure filing for the month – 2.2 times the state average and 2.6 times the national average. Weld County posted the state’s second highest rate, with one in every 252 households receiving a foreclosure filing during the month – 1.5 times the state average and 1.9 times the national average. The third highest rate in the state was reported in Douglas County, where one in every 264 households received a foreclosure filing in July – 1.6 times the state average and 1.8 times the national average.

 

State contributes 2 percent to nation’s foreclosure total in July

Colorado accounted for 2 percent of the 272,171 properties with foreclosure filings reported nationwide in July. The national total represents an increase of almost 8 percent from the previous month and is 55 percent ahead of the total reported for July 2007. One in every 464 U.S. households received a foreclosure filing during the month.

 

 

Report methodology

The RealtyTrac Monthly U.S. Foreclosure Market Report provides a count of the total number of properties with at least one foreclosure filing reported during the month — broken out by type of filing at the county, state and national level. RealtyTrac’s report incorporates documents filed in all three phases of foreclosure: Default Notice of Default (NOD) and Lis Pendens (LIS); Auction Notice of Trustee Sale and Notice of Foreclosure Sale (NTS and NFS); and Real Estate Owned, or REO properties (that have been foreclosed on and repurchased by a bank). If more than one foreclosure document is filed against a property during the month — which is extremely rare — only the most recent filing is counted in the report. The report also checks if the same type of document was filed against a property in a previous month. If so, and if that previous filing occurred within the estimated foreclosure timeframe for the state the property is in, the report does not count the property in the current month.
