ALASKA FORECLOSURE ACTIVITY DOWN 4 PERCENT IN SEPTEMBER

Activity Up 7 Percent From September 2006

IRVINE, Calif. – Oct. 26, 2007 – Alaska reported 126 foreclosure filings in September, a 4 percent decrease from the previous month, but 7 percent above the number reported in September 2006, according to the latest RealtyTrac® U.S. Foreclosure Market Report.

RealtyTrac publishes the largest and most comprehensive national database of foreclosure and bank-owned properties, with over 1 million properties from nearly 2,500 counties across the country, and is the foreclosure data provider to MSN Real Estate, Yahoo! Real Estate and The Wall Street Journal’s Real Estate Journal.

“Although unemployment in Alaska is well above the national average, the state continues to report only slight changes in foreclosure activity,” said James J. Saccacio, chief executive officer of RealtyTrac. “Part of this could be explained by the fact that home prices are still appreciating at a fairly good rate, although way down from its double-digit peak back in 2005.”

Alaska ranked 44th in the country in total foreclosures reported for September. The state’s foreclosure rate of one foreclosure filing for every 2,177 households ranked 35th among the 50 states.

Anchorage County accounts for more than half of the state’s activity

Anchorage County led the state with 78 foreclosure filings in September, 62 percent of all activity in the state. Fairbanks North Star County reported the second highest county total with 24 foreclosure filings. Matanuska Susitna County came in third with 17 filings entering some stage of the foreclosure pipeline.

Highest foreclosure rate posted in Anchorage County for September

Anchorage County posted the highest foreclosure rate in Alaska for September, one foreclosure filing for every 1,395 households — 1.6 times the state average. Fairbanks North Star County registered the second highest rate, one foreclosure filing for every 1,419 households — 1.5 times the state average. Matanuska Susitna County came in third with a foreclosure rate of one foreclosure filing for every 1,656 households — 1.3 times the state average.

State makes minor contribution to nation’s monthly total

Total filings in Alaska accounted for less than 1 percent of the 223,538 foreclosure filings reported nationwide in September. The national total represents an 8 percent decrease from the previous month, but is still 99 percent above the total reported for September 2006. The nation’s foreclosure rate decreased to one foreclosure filing for every 557 U.S. households for the month.

The RealtyTrac Monthly U.S. Foreclosure Market Report provides the total number of foreclosure filings — both nationwide and by state — over the preceding month. RealtyTrac’s report includes properties in all three phases of foreclosure: Defaults — Notice of Default (NOD) and Lis Pendens (LIS); Auctions — Notice of Trustee Sale and Notice of Foreclosure Sale (NTS and NFS); and Real Estate Owned, or REO properties (that have been foreclosed on and repurchased by a bank).
