ALASKA FORECLOSURE ACTIVITY DOWN 38 PERCENT IN NOVEMBER

ACCORDING TO REALTYTRAC® U.S. FORECLOSURE MARKET REPORT

Yearly Foreclosure Total Up 46 Percent From November 2006

IRVINE, Calif. – Dec. 19, 2007 – Alaska reported 156 foreclosure filings in November, a 38 percent decrease from the previous month, but still a 46 percent increase from November 2006, according to the latest RealtyTrac® U.S. Foreclosure Market Report.

RealtyTrac publishes the largest and most comprehensive national database of foreclosure and bank-owned properties, with over 1 million properties from nearly 2,500 counties across the country, and is the foreclosure data provider to MSN Real Estate, Yahoo! Real Estate and The Wall Street Journal’s Real Estate Journal.

Although Alaska foreclosures decreased in November, the numbers are up from this time last year by almost 50 percent,” said James J. Saccacio, chief executive officer of RealtyTrac. “Statistics show that the state’s unemployment rate is one of the highest in the country and that its home sales have declined sharply during the past year. These factors are likely contributing to the overall increase.”

Alaska ranked 41st in the country in total foreclosures reported for the month. The state’s foreclosure rate of one foreclosure filing for every 1,758 households ranked it 32nd among the 50 states.

Anchorage County reports biggest foreclosure total

Anchorage County reported the highest foreclosure total in Alaska for November, with 107 foreclosure filings for the month. Matanuska Susitna County posted the second highest foreclosure total, with 30 foreclosure filings for the month. Fairbanks North Star County registered the third highest foreclosure total, with eight foreclosure filings for the month.

Matanuska Susitna County posts highest foreclosure rate

Matanuska Susitna County reported the highest foreclosure rate in Alaska for November, one foreclosure filing for every 938 households — 1.9 times the state average. Anchorage County posted the second highest foreclosure rate, one foreclosure filing for every 1,017 households — 1.7 times the state average. Kodiak Island reported the third highest foreclosure rate, one foreclosure filing for every 2,780 households.

State contributes less than 1 percent to nation’s monthly total

Total foreclosure filings in Alaska accounted for less than 1 percent of the 201,950 foreclosure filings reported nationwide in November. The national total represents a 10 percent decrease from the previous month, but is still 68 percent above the total reported for November 2006. The nation’s foreclosure rate decreased to one foreclosure filing for every 617 U.S. households for the month.

The RealtyTrac Monthly U.S. Foreclosure Market Report provides the total number of foreclosure filings — both nationwide and by state — over the preceding month. RealtyTrac’s report includes properties in all three phases of foreclosure: Defaults — Notice of Default (NOD) and Lis Pendens (LIS); Auctions — Notice of Trustee Sale and Notice of Foreclosure Sale (NTS and NFS); and Real Estate Owned, or REO properties (that have been foreclosed on and repurchased by a bank).
