ALABAMA FORECLOSURE ACTIVITY UP 54 PERCENT IN JUNE

Foreclosure Activity Up 22 Percent From June 2007

 

IRVINE, Calif. – July 28, 2008 – Foreclosure filings were reported on 774 Alabama properties in June, a 54 percent increase from the previous month and 22 percent above the level reported for June 2007, according to the latest RealtyTrac® U.S. Foreclosure Market Report.

Alabama’s unemployment rate remained unchanged for June as the state tied with Vermont for the nation’s lowest level of jobless workers,” said James J. Saccacio, chief executive officer of RealtyTrac. “Foreclosure activity is still elevated within the state, though this will likely improve in the coming months should Alabama’s economy continue to improve.”

 

Alabama ranked 30th in the country in total properties with foreclosure filings for June. One in every 2,726 Alabama households received a foreclosure filing during the month, ranking it 40th among the 50 states.

 

Jefferson County tops in foreclosure activity for June

Jefferson County led the state, reporting 182 properties with foreclosure filings. Second highest total was in Mobile County, reporting 101 properties with foreclosure filings. Baldwin County registered the third highest total, reporting 87 properties with foreclosure filings. Montgomery and Shelby counties tied for fourth, reporting 66 properties with foreclosure filings each, followed by Madison County, which reported 62 properties with foreclosure filings for the month.

 

Baldwin County posts state’s highest foreclosure rate in June

With one in every 1,108 households receiving a foreclosure filing in June — 2.5 times the state average — Baldwin County posted the highest county foreclosure rate in the state for the month. Second highest rate was in Shelby County, where one in every 1,126 households received a foreclosure filing — 2.4 times the state average. Montgomery County had the third highest rate, with one in every 1,534 households receiving a foreclosure filing — 1.8 times the state average. Fourth highest rate was in Jefferson County, where one in every 1,674 households received a foreclosure filing during the month. Mobile County came in fifth place with a rate of one in every 1,749 households receiving a foreclosure filing in June.

 

State a minor contributor to nation’s foreclosure total in June

Alabama accounted for less than 1 percent of the 252,363 properties with foreclosure filings reported nationwide in June. The national total represents an decrease of more than 3 percent from the previous month but is still 53 percent ahead of the total reported for June 2007. One in every 501 U.S. households received a foreclosure filing during the month.

 

Report methodology

The RealtyTrac Monthly U.S. Foreclosure Market Report provides a count of the total number of properties with at least one foreclosure filing reported during the month — broken out by type of filing at the county, state and national level. RealtyTrac’s report incorporates documents filed in all three phases of foreclosure: Default Notice of Default (NOD) and Lis Pendens (LIS); Auction Notice of Trustee Sale and Notice of Foreclosure Sale (NTS and NFS); and Real Estate Owned, or REO properties (that have been foreclosed on and repurchased by a bank). If more than one foreclosure document is filed against a property during the month — which is extremely rare — only the most recent filing is counted in the report. The report also checks if the same type of document was filed against a property in a previous month. If so, and if that previous filing occurred within the estimated foreclosure timeframe for the state the property is in, the report does not count the property in the current month.
