ALABAMA FORECLOSURE ACTIVITY DOWN 20 PERCENT IN NOVEMBER

ACCORDING TO REALTYTRAC® U.S. FORECLOSURE MARKET REPORT

 

Yearly Foreclosure Total Down 4 Percent From November 2006

 

IRVINE, Calif. – Dec. 19, 2007 – Alabama reported 660 foreclosure filings in November, a 20 percent decrease from the previous month, and a 4 percent decrease from November 2006, according to the latest RealtyTrac® U.S. Foreclosure Market Report.

Alabama foreclosures have decreased both in November and from this time last year,” said James J. Saccacio chief executive officer of RealtyTrac. “Statistics show that the state’s home price appreciation rate was more than twice the national average during the past year. This, in addition to a very low unemployment rate, is likely contributing to the overall decrease.”

 

Alabama ranked 32nd in the country in total foreclosures reported for the month. The state’s foreclosure rate of one foreclosure filing for every 3,155 households ranked it 38th among the 50 states.

 

Top three counties account for largest share of foreclosure total

Three counties accounted for 74 percent of all foreclosure filings in Alabama for November. Mobile County registered the highest foreclosure total for the month, with 271 foreclosure filings. Jefferson County posted the second foreclosure total, with 145 foreclosure filings, followed by Montgomery County, with 73 foreclosure filings.

 

Mobile County posts highest foreclosure rate

Mobile County reported the highest foreclosure rate in Alabama for November, one foreclosure filing for every 645 households — 4.9 times the state average. Montgomery County registered the second highest foreclosure rate, one foreclosure filing for every 1,368 households — 2.3 times the state average. Shelby County posted the third highest foreclosure rate, one filing for every 1,520 households — 2.1 times the state average.

 

State contributes less than 1 percent to nation’s monthly total

Total foreclosure filings in Alabama accounted for less than 1 percent of the 201,950 foreclosure filings reported nationwide in November. The national total represents a 10 percent decrease from the previous month, but is still 68 percent above the total reported for November 2006. The nation’s foreclosure rate decreased to one foreclosure filing for every 617 U.S. households for the month.
